    Pros

    will try to give you proper staffing for the volume of traffic and size of community you are on. Salaries are OK, not great. I was fortunate to have a good regional manager who was smart and business savvy, she did her best to keep me.

    Cons

    Commission structure is terrible, they are not competitive and bonuses are even worse. Was on a very distressed property and decided to roll out all kinds of new income producing tools which in the end, ended up being double the work for me and my staff. I have seen alot of recent turnover in staffing this year.

    Advice to Management

    quit micromanaging your onsite people and give them more autonomy, we are like puppets

    Pros

    Lease-up bonus structure, ability to transfer between communities and a fun place to work.

    Cons

    Management positions are filled by picking favorites and politics; instead of knowledge and experience. If you have a college degree and enjoy taking direction from someone without one, this is the company for you.

    I have been working at Camden Property full-time (More than a year)

    Pros

    The pros depend on your manager. I've heard horror stories but in my experience the managers at Camden tend to be friendly and approachable. The hours are fair and work never feels like work. Camden normally does a great job of picking people who strive to be a part of a team but I've ran into one or two that slipped through the cracks.

    Cons

    The pay!! Other companies pay more for both hourly rate and for commission. The work environment is great but I'm not sure its worth the low pay.

    Advice to Management

    Continue to treat your employees with respect. Being approachable makes work a more pleasant environment and will help with employee turnerover

    Pros

    When you drink the Kool-Aid it's a GREAT place to work. But, you have to buy into the "company culture" completely. You'll work with some great people. My coworkers, trainers and area/district managers were great. Everyone was friendly and helpful. There is usually a good yearly bonus (that conveniently comes before voting for "best places to work")

    Cons

    There are frequent changes to policy that don't much reflect what is most beneficial at the on-site level. Compensations has gone down and you're splitting commissions with maintenance more than before. Commissions are capped and you won't make much per lease. Camden gets voted as a great place to work, but grumbling from on-site employees leads me to believe that most of the people voting are the ones in corporate who definitely have it better. You'll work most weekends (if you have a good manager you may have at least one weekend off a month)

    Pros

    Camden spends a lot of money training their employees to ensure that everyone is on the same page and that everything runs as a well oiled machine. The company values are wonderful and Camden has succeeded in making the list of best places to work year over year.

    Cons

    Company is now more concerned with money rather than quality of life. Employees must work all Saturdays whether the property is busy or not and may not request off.

    Advice to Management

    Base staff needs on the needs of each individual property.

    Pros

    They have great pay and Bonuses.

    Cons

    Higher management is very unprofessional. They all hardly work and watch each others backs. I was told My complaint to HR about my managers Hostile work environment would be Private and I would not be retaliated against, 2 months later I was fired after 8 years for doing something I was always told I was allowed to do.

    Advice to Management

    Care more about the sales staff and there concerns. You preach it, now practice it. Right The Wrongs!

    Pros

    -Good 1st office job if you have no office experience; -Office working hours + every other weekend; -Good benefits

    Cons

    -You must be a very patient person to deal with residents. You will get paid hourly+ commission on the apartments that you lease, however; most of the time you will be dealing with not-polite, picky, screaming residents; -There is not much opportunity for growth- I know people who have been in the same job position for years- and they were good employees; -Commissions are not that good- it's better to just get a job at a bank- better hours and better pay

    Advice to Management

    Each property had a different manager and a managing style. I worked for three different managers: two out of the three were not good managers. It really comes down to personality. My only advice would be that managers treat all employees the same.

    I have been working at Camden Property full-time (More than a year)

    Pros

    The company provides uniforms for their employees at the time of hire and twice annually. Employees are provided with training which some companies do not provide. The company has a strong brand with the hummingbird and various items that are branded. Camden has a vision for a strong presence on social media sites via facebook, twitter and blogs. They provide annual and holiday bonuses. The health benefits are better than most companies. They provide modern amenities for residents and have online leasing, online rental payments etc. The company recognizes employees but how they get the formula for these awards does not always make sense.

    Cons

    Vacation takes six months to accrue. Training can take months depending on when you are hired. The trainers are sometimes outdated in their teaching methods. At mandatory training you have to pay for your own food for lunch. Some of the site managers are questionable in their ethical and moral actions. Site visits are schefuled allowing employees to prep an unrealistic impression of what the community looks like. People who get promoted seem to be political promotions. There are various cliques and if you're not in you are left out of social events. The "hugging" culture is semi unprofessional when you first meet someone. Sometimes it seems like a competition from upper management to see who can show the most team spirit when other things could have more importance placed on then. There are various inconsistencies in policy management from community to community. It doesn't seem like corporate really listens to residents surveys. Maintenance are paid fairly low for what is required of them.

    Advice to Management

    Watch your communities closely and listen to the employees on site. Managers often disguise areas of opportunities for their own self preservation. If the majority of managers were living the Camden values it could be a great company.

    Use the many different talents of employees to further the company.
