I worked at Keller Williams as a contractor (more than 3 years)

    Pros

Friendly agents, good educational sessions and workshops

    Cons

When I was there the Manager/Team Leader was a recruiter not helpful when problems arose during a transaction.

    Advice to ManagementAdvice

Need to have knowledgeable Team Leaders for support and advice when problems arise.

    I worked at Keller Williams

    Pros

Had a lot of autonomy in how the business was run. Had hands on decision making with clients in pricing and service levels. Hired all associates. Much like running your own business.

    Cons

At the end the company made decisions that sent them in a downward spiral. Went from 2000 associates to 400 in less than 4 years. 850 millions in sales to 150 millions. Could not pay vendors. This became a difficult enviroment.

    Advice to ManagementAdvice

Know you customers needs and that they are changing. Technolgy has opened many new ways to purchase and research products. It is harder to get time from our customers to explain our benifits and what we offer. Be prepared when you get the oppurtuny. Handle any issues immediately.

    Pros

    Annual maximum limits on splits! Best in the business1;
Very low monthly office fees for a full service broker.

    Cons

Mega centers accumulate way to many agents for a given office/area.

    Advice to ManagementAdvice

Move a model that has fewer agents / more offices.

    I worked at Keller Williams

    Pros

Great, helpful environment, places high importance on education and training, sense of community, good leadership, start of with high splits, helpful rather than competitive environment, profit share

    Cons

Too many fees (technology, desk, additional training, advertisements, all office supplies need to be acquired on your own), sometimes procedures and protocols are not clearly defined.

With it being so difficult to make good money starting off doing real estate, sometimes there isn't enough guidance how to be successful (which, in turn, makes the company profitable) without paying $$$ for "coaches"

    Pros

The training is second to none for new realtors who were just licensed. The Team Leaders are at your disposal and the seasoned agents are readily available to answer questions.

    Cons

Must be a self-starter and motivated to take advantage of the training and put it to work in the field.
