In 1969, Jim Clayton and Bill Williams raised capital from family and friends to purchase a small apartment community in Huntington Beach, California. Jim and Bill personally invested in the property and managed it themselves. In the early 1970's Jim and Bill saw an investment opportunity in undervalued mobile home parks in Texas, offering potential for growth in equity, with less risk than apartments. Sharing their vision, Steve Sherwood teamed with Bill and Jim in 1977 to create the firm of Clayton, Williams, and Sherwood. Over the next several years, the three partners embarked on an ambitious investment campaign. They acquired additional mobile home parks in Texas and other Sun Belt states. By 1986, Clayton, Williams, and Sherwood had become the largest owner and operator of mobile home parks in the United States.
In 1990, as the equity in the mobile home parks in Florida and California matured, CWS repositioned equity from these parks into apartment communities in Austin, Texas. When opportunity shifted to new construction as the region flourished, CWS developed luxury apartment communities. In late 1998, CWS formed a private REIT with Security Capital Group, and transferred their manufactured housing portfolio to form CWS Communities. The remaining entities now operate under the parent company of CWS Capital Partners, LLC.
Our Company Purpose is "Enhancing Lives the CWS Way." Our business enhances very important aspects of people's lives by taking care of where our residents live, our investors' money, and the work lives of our fellow CWS employees. CWS promotes a values-based culture that starts from top management and flows down to every employee. These values determine the direction in which we move and drive the way we do business. The "CWS Way" refers to our long-held Company Values, which are defined below:
At CWS, it is all about our people. From our residents to our employees, we believe that people are our most important investment. We pride ourselves on the ability to provide a great atmosphere for our employees, where they are free to have fun, communicate openly, and achieve their professional and personal goals.
CWS has placed in multiple Top Workplaces surveys, including Top Workplace- Austin American Statesman 2014, Top Workplace-Houston Chronicle 2014, Top Workplace-Dallas Morning News 2014, and most recently, Best Workplace for Millennials-Fortune Magazine 2015!
Our different employee-driven programs, our culture, and our employees make working for CWS something special.
At the heart of CWS is our volunteer program, B.R.I.D.G.E. The program was designed to provide employees with the opportunity to give back to their local communities through volunteerism and community involvement. B.R.I.D.G.E stands for:
Breaking down barriers
Respect for others
Investing our resources
Dedication to the community
Everyone makes a difference
B.R.I.D.G.E. is employee-directed, affording each employee the opportunity to find their own passion in their community. Whether it is working at your local foodbank or volunteering at your local animal shelter, CWS is here to support you, your cause, and your efforts within the community. CWS donates $20 for each hour of volunteer service you complete, up to 12 hours per year. In 2014, CWS raised $65,745 in philanthropic donations, all 100% employee directed.
"Our 'BRIDGE' volunteer program makes me so proud of who we are. We are not a non-profit organization so to be able to put that part of our business aside and give back to the community is amazing. And most of the time the volunteer events can be done with my family. I am raising my kids to see that you can do both at the same time - make money and follow your giving heart."
Give back to your community with CWS and Enhance Lives-The CWS Way.

I applied in-person. The process took a week. I interviewed at CWS Apartment Homes (Atlanta, GA) in August 2015.
I went to a hiring event on a Thursday. The company did interviews on the spot. I was called back the following Monday for a second interview. I have yet to do the second interview, but the first interview was simply reviewing my resume and giving me a chance to sell my customer service, team playing, and leasing experience.
