Pros
I have had a great experience so far at Boxer and have learned a lot. Expectations are high but there is a decent amount of training and the company is growing very quickly.
More than half of the senior management started off as either a leasing agent or property manager, including the people who run the Leasing, Property Management for each of the three regions, the Retail Division, Business Development, and Acquisitions. Each of them started as a base-level manager or agent. There are also some people who have come in from other companies to mid- and senior-level as well, but promoting from within seems to be the preference.
The company has some interesting approaches to things and definitely has a philosophy that is different than a lot of other companies out there. The atmosphere is professional and no-nonsense.
I got a lot of responsibility very quickly and enjoyed the feeling of having my own buildings to manage.
I have never had a problem communicating with middle or upper level management, especially regarding tenant issues but also in the sense of saying hello, asking questions, etc. I learned A LOT about real estate having come from a different industry. I have also made some good friends at Boxer.
Cons
Boxer focuses on doing things a certain way, and they really expect you to follow the procedures they lay out. Some of the senior managers are on the younger side and are experiencing more responsibility and duties than they have ever had before.
Advice to Senior Management
It would be good for the upper management to spend more time in the field and to focus more on telling people in the field about things that are coming next for Boxer.
Also - More happy hours!
Pros
Boxer Property is a good company to work for if you like corporate structure. Most of the management seems smart and motivated but their workforce is spread very thin outside of TX. Great benefits and 10 days PTO after 3 months employments is very nice.
Cons
It seems like they have a very high number of employees that quit due to being underpaid. If you are an overachiever and like to perform above and beyond what is asked of you there is no reward however. You might be insulted if you ask for fair compensation for what is asked of you but from what I heard they do yearly salary adjustments.
Advice to Senior Management
pay people fairly, if you want to keep great employees you have to pay at LEAST the industry average in the region
Pros
To get experience, have the company pay for you to complete your real estate license, then move on to bigger and way better things.
Cons
Company is VERY unprofessional, benefits are terrible (i.e. company doesn't contribute anything to 401k, if a holiday falls on Sat or Sunday don't expect to be paid for or given proceeding day off) You are over worked and WAY under paid. If you hit leasing bonus (what a joke) it's super shady the way commissions are divvied up. They installed cameras in each leasing office to constantly keep an eye on you (super creepy)
Advice to Senior Management
They already know what changes they need to make. However I guess you really do have to hit rock bottom before making changes.
Pros
I have been at Boxer for less than a year, so most of you probably won’t give much credit to my review of the company. I can tell you that since coming on board, Boxer has met nearly all of my expectations. Company executives and management are very approachable and friendly. Expect to be asked for ideas and feedback on new programs or initiatives early and often.
Another plus is the rapid growth of the company. The company has nearly doubled in size over the past two years while other Commercial Real Estate firms have not experienced the same gains. Boxer’s deep market knowledge in class B,C (and now more class A) product positions our company for rapid growth over the next few years as investors look for results in a slower office and retail market. I am counting on opportunities for personal growth in the company as we continue to expand Boxer’s national footprint.
I have been very impressed with the caliber of people that I find myself working with at Boxer. Everyone is friendly, team oriented, and competitive (but not to a fault) which makes it easy to smile (and mean it) when you see a co-worker at corporate office.
Cons
This company deserves 5 out of 5 stars, but what is holding me from giving that mark is my desire for just a few tweaks in the benefits package. Otherwise a phenomenal adventure in the world of Commercial Real Estate that will take you as far as you are willing to go! If you are new to the business, I can’t think of a better platform to plant roots. For experienced veterans there are tons of opportunities to share your market knowledge to a receptive leadership team that is not afraid to try new ideas.
Pros
I really don't understand the complaints on the leasing side. I have been here over 3 years and I have received over 6% increase every year and I have been giving extra responsibilities and a larger portfolio. In this company it's very important to be a self starter and also to remain positive. There are some more tenured agents that aren't as productive and have been passed by newer, and younger agents so that probably explains the negative reviews.
Cons
The one thing that needs to change is the timeliness of information getting shared with the field. Sometimes there is information distributed to tenants or new initiatives that are started before all leasing reps are notified. Overall great company though!
Advice to Senior Management
Like I mentioned above, quicker response time and shared information. Additional incentive plans would also be a bonus to retain top talent. Why train em' if you don't want to retain em'?
Pros
For my area its good to work here for experience. Other than that dont come here.
Cons
- They always say there is no money.
- No increase in salary or only 1% :)
- Some managers are just uneducated people sitting in that chair
Advice to Senior Management
Appreciate your employees. Give them the salary that they deserve. The salary that is industry standard!
Pros
They give you an opportunity to break into the commercial real estate world when others won't. Detailed training program so you will definitely learn the business!
Cons
Company works a little different than most firms. Their model is a base salary model which is good and bad. Your income is guaranteed in a volatile market.
Advice to Senior Management
Catch up to company growth by hiring more Construction Managers and Space Planners to keep our timelines on correct track.
Pros
Ability to enter in to the Real Estate industry with a low risk level as they pay both bonuses (small) and salary (reasonable given the alternative of commission only). Great opportunity for advancement since this is a smaller company and everything is more transparent. Perfect opportunity for growth and starting out a career.
Cons
Benifits are not that great which is probably due to company size. There is a very high stress level and extremely high expectations of employees (which I suppose turns out to be a good thing for the way you serve your clients.)
Advice to Senior Management
loosen up a bit!
Pros
Good entry level work experience
Cons
Inexperienced management
Little opportunity for career advancement
Advice to Senior Management
Involve employees more in the decision making process to foster greater inclusiveness
Pros
The work is easy. The company is very organized.
Cons
They treat you like dogs!
Advice to Senior Management
Value your employees and treat them fairly
