    I have been working at Carpionato Properties (more than 5 years)

    Pros

    There is a lot of potential with the company since it's growing every day.

    Cons

    The departments tend to work against each other instead of working together. Accounting has too much control. HR/Upper level management doesn't have a grasp on what the employees actually do.
    Vendor relationships suffer due to the accounting department taking forever to pay them for their services so vendors won't work for you.

    Advice to ManagementAdvice

    Be more involved in knowing what your employees are doing and get a handle on creating structure. Pay your vendors on time! Pay your employees what they deserve and have annual reviews.

    I have been working at Carpionato Properties full-time

    Pros

    The residents are great and most employees share the same miserable thoughts and feelings regarding the company as a whole, so in a way it builds a sense of camaraderie in the work place.

    Cons

    Moral is absolutely miserable! There is almost NO room to advance, excel, grow, or acquire any other professionally advantageous quality in this company unless you are family or a long time friend of the owner. This is a billion dollar company run like a mom & pop convenience store because the owner, who of course is rarely seen, gets the wool pulled over his eyes on a daily basis.

    Advice to ManagementAdvice

    LEADERSHIP...True, quality leadership does exist, if your focus isn't based on "taking care of your friends" but actual knowledge, skill, training, and professionalism. Provide your employees with a review every once in a while! At least once a year, it isn't difficult!

    Pros

    Location, high profile company, can't think of any other pros.

    Cons

    A pencil cannot be purchased unless the President/CEO approves it. Vendors are demeaned then never paid. Staff is miserable and afraid to get terminated at the whim of one person (tyrant). No employee review process and or regular merit or compensation increases. Request for time off may get you terminated. People are terminated for no reason. No org chart. Departments are encouraged not to interact. Definitely the worst place I have ever worked.

    Advice to ManagementAdvice

    Provide annual reviews to staff...Encourage staff to interact....offer incentive program....if staff feel they are being appreciated they will be more productive. Improve vacation and time off policies. 401K needs to be improved drastically...you can't participate for first year of employment.

    Pros

    Benefits package is decent, central location in RI.

    Cons

    Company lacks consistent procedures. Chain of command is non-existent. Management staff does not provide annual reviews, constructive criticism or salary increases. Asking for any of these will most likely get you terminated.

    A large population of older employees that have been there for years and are very much set in their ways - any change is an uphill battle, most of the time not worth the aggravation. Unable to move past the pen and paper model.

    Overall moral is very negative, making for a sometimes hostile working environment. Management turns a blind eye to any strife in the work place.

    Advice to ManagementAdvice

    Broaden your horizons, set up basic HR practices, value your employees - after all, without them your business wouldn't be nearly as successful. You are losing those newer employees that could do great things for your company.

    Restructure command chain.
    Properly assign authority and accountability
    Foster positive employee development on all levels
    Institute practices for relationship development for supply chain, employees and end users.
