Pros
Education, Great reputation in the community, Strong company, team building events, incentives, commission structure is average for the industry and area.
Cons
As the economy weakened the number of listings and interested parties lessened making it difficult to maintain a realtor license.
Advice to Senior Management
The leadership is strong and the family name of Gundaker combined with Coldwell Banker makes a long history with a great reputation.
Pros
Great benefits, great people, exposure to large corporate setting, excellent training opportunities for sales associates,
Cons
Low end of pay scale, communication from regional management is lacking, limited career growth opportunites, inefficiencies in branch offices,
Advice to Senior Management
Regional management should interact with branch level employees more. Many programs are implemented that aren't successful and prior research with current employees could increase productivity of projects.
Pros
Great network and resources, name recognition.
Cons
Commission split for new starting agents is okay but not spectacular, you can move up the pay scale when met performance goals
Pros
Salespeople usually have stellar personalities - which made coming to the office a pleasure; our parent company, NRT Realogy, is huge - meaning, great benefits!
Cons
Due to the bad economy the company downsized and many positions that were terminated were put onto someone elses plate with no raise.
Advice to Senior Management
Really no advice; management is good, but for all the stress and hardwork, I think your minions deserve a raise, bonus, or something!
Pros
People in the local office were good work with, market competitive compensation, aggressive time off policy, adequate health insurance benefits,
Cons
Management does not have real estate experience. When Cendant split up, all of the real estate operators were pushed out and replaced by hotel and time share executives. Senior management does not relate to brokers and agents. They speak about selling the value circle, however, all of the business units outside of Parsippany hate each other.
Advice to Senior Management
Stop speaking out of both sides of your mouth. Employees are smarter than you know. Replace the hotel franchisors with real estate operators.
Pros
Very fair administrative and efficient operational system. All you have to do is focus on you own work and staff will handle the rest.
Cons
Just like any sales job, you have to go through tough periods. In other words, "no sell, no eat."
Pros
Independent-working with people one on one in helping them making very important decisions.
Great management can work as hard and as much as you like.
Cons
Really do not have benefits from company because you are self employed. Paid by commission so if you do not have deals to close you do not get paid.
Advice to Senior Management
Leadership is great - if there is better ways to get clients to the the broker - that would always be helpful.
Pros
After 1st year of employment - nice merit based raise
Decent health benefits
Nice facilities
Good co-workers
Cons
Lack of opportunity to advance
All the internal strangeness that can accompany a family-run business
Lack of access to financial corporate information, necessary to do your job properly (financial information was "secret" and if you wanted to create a budget for your department it was denied)
(I understand this company has filed for bankruptcy after alleged mismanagement of certain accounts)
Advice to Senior Management
Be transparent in what is REALLY going on in the company, don't hide behind the fluff and smoke/mirrors. Be accountable to the employees - do as you say.
Pros
Training is fantastic. Resources are wonderful. There is a weekly forum organized by one of the top office producers that is a great help to all agents. I see a cooperation between agents. Management is very professional and works hard to help agents with any need they have, be it marketing, understanding contracts, working details on a negotiation or contract.
Cons
Not so much negative about Coldwell Banker Bain as real estate sales in general. There are no benefits, no 401K, paid insurance, vacation or perks. It is hard to keep boundaries in your life in place when you have a client that has needs. It is easy to become burned out as you work hard for the next sale. Not a job for someone who cannot focus and motivate themselves.
Advice to Senior Management
Keep up the good work. The training is what makes this place so great. The weekly meetings and tour are very helpful and build morale. Keep that open door policy. There is a reason this company has been head and shoulders above the rest in the area.
Pros
Technology, Training and Management Support & Experience
Cons
Commission Levels can be difficult to maintain
