Large brokerage - lost in shuffle

I worked at Coldwell Banker Residential Brokerage part-time (more than an year)

    Pros

Training - structure - office space & location

    Cons

No leads - lots of fees if you do sell. Company doesn't contribute much to individual marketing. Easy to get lost in the shuffle. No real connection to the office or other agents.

    Advice to ManagementAdvice

Help new agents into teams and partnerships.

I have been working at Coldwell Banker Residential Brokerage full-time (more than 3 years)

    Pros

Wide ranges of resources, staff, entrepreneurs from which to draw wisdom to grow and succeed.
Ever growing range of online tools to brand the agent/team .

    Cons

not a discount company, for members or clients, but results are proven. Support is here if you seek it, but you must. It doesn't find you. Proactivity required.

    Advice to ManagementAdvice

Be less corporate, more responsive, consider the competition.

  7.

I have been working at Coldwell Banker Residential Brokerage

    Pros

From a marketing standpoint there is no known real estate agency better than Coldwell Banker which advertises listed property on numerous websites and in newsprint.

    Cons

Many real estate brokers fail in their first year there because of the high cost for their marketing fees and E and O
Insurance when there is very limited revenue coming in the first year. All realtors face heavy MLS and Sentrilock
    fees also.

    Advice to ManagementAdvice

Marketing fees should be charged against the listing brokers who incur the marketing expenses and not new
Agents who have no listings and no incurred expenses.

    Pros

As a new agent just starting out in real estate, Coldwell offered stellar training and really helped me understand how to get clients and also do all the paperwork that goes along with buying/selling property. Their trainers are top-notch.

    Cons

The commission split is not great for new agent, but I expect that would be the same thing at other brokerages.

    Advice to ManagementAdvice

Keep up the incredible training programs for new agents.

I have been working at Coldwell Banker Residential Brokerage full-time (more than an year)

    Pros

There is a very friendly atmosphere in the office. Teamwork is an essential element to our success. They offer great support and training.

    Cons

We are in a very competitive market with several agencies in town. Many of the agencies have long time agents with big books of business, so it is difficult for a new agent to break in.

    Advice to ManagementAdvice

Make sure that agents understand how to use all the tools that are available to them.

    Pros

The ability to work you own hours. The freedom to work any territory. Work with some very smart Realtors that may help answer questions.

    Cons

The company needs a true training program, current training program is a joke. No salary, 100% commisssion. The monthly cost out of pocket just to hang you license can get expensive.

    Advice to ManagementAdvice

Create a real training program longer then 5 days. More computer training.
