Pros
Great work environment with a strong team based focus. Management is very flexible to individual broker needs and will work with employees to do what is best for their career.
Cons
Work is monotonous and can be boring.
Pros
Excellent communication between management and staff/employees/agents. Outstanding with technology!
Cons
Some of the office buildings could be updated and upfitted better for a company with such high technology standards!
Advice to Senior Management
I like it that you make our job easier by providing support and tools to get the job done!
Pros
Flexibility
Able to earn as much as you wish/as hard as you want to work
Excellent technology
Excellent support team
Cons
No benefits
100% commission/if you are not ready to be a hunter and earn you will starve
Territory has a lot to do with succes
Advice to Senior Management
Consider a reduced form of benefits for employees to take advantage of, being 100% commission can be scare for a lot of new people to the industry.
Pros
Make your own hours. You get out of it what you put in to it.
Cons
As a realtor you work alot of hours. Put alot of miles on your vehicle.
Pros
Nice people, comfortable atmosphere and very professional
Cons
Not much room for personal growth
Pros
Professional
Family culture
Good support system
In-house legal council
Lots of experience to draw from
Supportive atmosphere among agents
National recognition
Lots of training and education opportunities
Cons
They take a higher percentage of your commission
Lots of overhead which effects your compensation
No steady income, entirely commission based which is typical in the industry
Little help in acquiring new leads for agents
Advice to Senior Management
Compensate your agents better if you want them to stay. More and more benefits are being cut in order to survive the economy however when an agent signs up and agrees to a lower split because the company says they'll provide do many benefits only to have them cut, that doesn't sit well.
Pros
IT support, managerial support, training support; Coldwell Banker wants there agents to be succesfull and they spend a lot of time and money giving support and training.
Cons
It is expensive to be a part of the Coldwell Banker team and the housing market is not strong. Not everyone is making money.
Advice to Senior Management
Practical advice over theory is critical.
Pros
Education is provided
support is provided
Cons
Commission splits are high and younger brokers are not given the same opportunities as veteran brokers
Advice to Senior Management
re-establish cost to be a broker with CBL
Pros
Coldwell Banker has a national/ international reach. They have a good training program for new agents. I do wish their commission splits were better, but I think given the tools they provide it is comparable to other brokerage houses.
Cons
I think that the revolving door of managers at my particular office was quite a struggle to dea lwith. however, this was a sign of the times given the market.
Advice to Senior Management
To do what it takes to keep good managers in place. Pay them a little extra, or better incentives, but good managers are hard to find.
Pros
Brand recognition to the public.
Strong web and print presence.
No cost to agent position (save the low split and split caps).
Cons
Selected favored agent/teams receive virtually unlimited marketing support and referals.
Advice to Senior Management
This is the time to be more supportive of your independant contractor agents. Much higher splits are available to agents at other firms including those with equal brand recognition. When the numbers are actually "put on paper" CB's offering to producing agents is far from compettive. The CB business model makes good sense for agents with less than two (2) years experience, after that it becomes counter productive to stay.
