I have been working at Lincoln Property Company full-time (more than 5 years)

Pros

Lincoln values training employees. Through classroom and online training there is plenty of opportunities for career advancement as well as personal improvement. This company is policy driven which means most Lincoln managed apartment communities operate in similar ways. This is helpful because Lincoln tends to move you around to different properties.

Cons

Lincoln has a habbit of moving employees around quite often - expect to work at multiple properties within a year. This helps get a diverse work experience, but also tends to hinder consistency. Benefits are average and their pay is fairly mediocre for college graduates. Most people I've worked with in the offices don't have degrees so that is probably why.

    I have been working at Lincoln Property Company full-time (less than an year)

    Pros

    Lincoln usually only manages higher end properties. Therefor the residents are usually paying on time and aren't constantly in the office complaining about something stupid or asking to pay rent late. The company has excellent benefits and promotes from within. They also have an ongoing training program through Grace Hill. It keeps you up to date on a lot of stuff, but can also be a waste of time. The pay is pretty good on the leasing/assistant side. I'm not sure what management & upper management earns. Lincoln also uses the latest software to keep track of things, either Yardi or MRI.

    Cons

    Depending on the property, there can be several systems which aren't integrated. Meaning for every prospect you will have to deal with 5+ programs or internet based sites. Pop Card is also very annoying. It pops up whenever you are supposed to email/call a prospect. It does this three times for every person that walks in the door, calls, or emails. And for everytime! Meaning someone may get 3, 6, 9....many emails from Lincoln. A few of the properties are overpriced for the market or quality and are very hard to sell to people.

    Advice to ManagementAdvice

    Make more of an effort to streamline the tech side of each office. We know the owners have final say, but dealing with 5+ programs for the same resident is a huge waste of staff time and resources.

    Pros

    Great and affordable health care.

    Cons

    Where to begin? Like many others have already mentioned... There is a policy for everything! Depending upon the region, corporate is either too involved and are micro-managers or it is the polar opposite and you never hear a word from corporate until they want to do the employee shuffle again. For a company so large, they do not offer a human relations or a human resources department. Their IT department is sub par and are slow to respond. Almost all end their diagnosis with "the hard drive failed" even with 2 month old computers. Pay is absolutely horrible! It is rare to find tenured employees since they fail to appreciate and offer them a comparable salary. They often clean out their offices to replace their aging, loyal, hard working, tenured and college educated employees for 19 year old ex-Hooters girls to keep salaries low. May be satisfactory temporally, but not for the long term and certainly not as a career.

    Advice to ManagementAdvice

    Enforce regular reviews for on-site employees. Become a real corporation and get an actual HR and IT dept. Stop being such tight wads! You may be able to actually start hanging on to good employees after 5-10 years and not leave them screaming for the hills.
