Pros

A lot of autonomy to perform your job well. One of the key players at the corporate office was very progressive and sincerely helped you to achieve goals.

Cons

The politics and games at the corporate office are intense. If you are not liked you won't work for them for long no matter how great you perform.

Advice to Management

People are human and make mistakes. Let their history and performance speak before taking improper corrective action.

    Great staff and the company as a whole really values its employees.

    The Florida market is so small there is hardly room for advancement without moving across the state.

    Spend more money on your older communities or sell them.

    Pros

    They will offer a semi-decent salary if you are in management. They also offer housing for only a monthly rent of $25.00 if you would like to live onsite where you manage. This can save you a lot of money obviously if you are not paying rent. They do have a lot of policies to help guide you so everything is defined.

    Cons

    They seem to care more about revenue than the employees. Not a lot of help or support. Especially if you are short staffed. They dont believe in really giving a helping hand. You will work many hours and run yourself into the ground just to keep up. They dont really care about your health and what it does to you. Lastly, they dont spend the necessary money to keep up and compete in the Austin market on their buildings. They are very very cheap and just let everything fall apart but continue to drive rents as if it were a new product, then expect us to sell this to people and renew leases. The morale is very low and I would not recommend this company to anyone. Especially if you have a family. You will never see them. All of the software you use us not user friendly and consumes so much of the managers time that it is difficult to actually get out and manage the asset.

    Advice to Management

    Take note of your local competition in the area and how these companies are retaining employees. Stop charging so much for benefits, and offer more competitive wages for those who do not live onsite. Austin Economy is booming and cost of living has increased by 33%. Therefore to keep happy, alert, productive employees look at your structure and how you manage. Support your managers and allow them to call a staffing company when the properties are down on maintenance or leasing. Allow your managers to make some decisions and manage the property.
