I worked at Related Management

Pros

-Good property management experience with 1st-Class properties.
-Dedicated and competent site staff at all properties for the most part.
-Company has a good name and image in the real estate business in general.
-Benefits OK.
-Many work processes are web-based or computerized and well-integrated into a common platform.
-Top executives and company ownership are no-nonsense people to deal with. Great opportunity for exposure to this level of accountability.

Cons

-Increasingly unrealistic expectations of both management personnel and site staff.
-Too much focus on policy and procedure vs. actually getting the job done.
-Most of if not all of the upper management have no hands-on PM experience, and this detracts from their ability to understand employee roles,workdays and how to best supervise the site personnel as well as do things efficiently, cost-effectively or in a time-efficient manner.
-Protectionism in the upper ranks makes everyone else dispensable.

Advice to ManagementAdvice

-Lots of dead wood that needs to go. Time in the company doesn't equate to management effectiveness.

-No work/life quality, too much extra administrative work and procedural nonsense is foisted on the lower and middle ranks. Eliminate the extra paperwork and focus on getting the job done.

-Back of house operations at many properties appear to be OK at first but closer inspection will reveal staggering deficiencies in physical plant upkeep, site staff supervision, policy adherence and enforcement as well as general building maintenance. Consistent and regular site visits and inspections will prevent this.

-Leasing operations are not on pace with the market nor aggressive enough to capture targeted clients at many properties, resulting in significant unrecoverable vacancy losses. At the end of the day, people care about what they're paying out in rent, not the move-in gifts and promotions.

-Property management is a people business, enough said. When you lose focus on or forget about the people element of it, you've become just another landlord in NYC.

    Pros

    The property location is less than 30 minutes from my home.

    Cons

    Poor senior management - lack of knowledge, support and interest in learning details of business.

    Advice to ManagementAdvice

    Become more involved and learn the business of sect 8 housing.

    Horrible NJ Regional Manager, Mis-Manages her portfolio and keeps the properties in bad shape to sabotage.

    Pros

    The benefits the company offer are fair I v'e had better and the online training modules are helpful and easy to follow.

    Cons

    Don't waste your time, you will be unemployed before your 6mth probationary period ends 10 Managers within four years, high turn over. New Jersey Properties are mis-managed and the Regional sets you up for failure to keep the focus off of her who is the real problem to the NJ sites. She rotates managers to make it seem like they cannot handle the job when she is the one who mis-managed her portfolio. The staff that's been there for years have politic their way through. O yeah if the VP does not like you, you can kiss your job good bye regardless of your education, experience and success.

    Advice to ManagementAdvice

    If the sites are not doing well and you have hired a qualified candidate with proven abilities to perform and there is a high turn over in managers you need to look at your Regional Manager and see what's really going on. There are a lot of behind the scene business going on your not aware of which set your properties up for failure.
