    Pros

    Gables is a wonderful environment and as long as you are truly working hard and getting results, you will do well here. Gables upper management is keenly aware of people who are not cutting it and will trim the fat when necessary. However I think this is a quality that makes them a good company.

    Cons

    Growth opportunities tend to be slow. Gables does not believe in the "throw them in and they will sink or swim" philosophy to being promoted to a new job opportunity. You have to be "ready"...aka already been doing the job you want to be promoted to. This is fine for onsite promotions because there are a lot of good managers who like to train, but since upper management is very busy and has little time for training, once you get to the Property Manager level, it is very difficult to be deemed "ready" to enter into any "upper management" roles.

    Advice to ManagementAdvice

    This industry is different than it was 20 years ago. There is much more competition then there used to be and you can't be surprised when good people leave for more money or more opportunity when you aren't giving it to them "because that property can't lose anymore people right now." Start investing more into your good people...pay them what they are worth (not what your spreadsheets tell you their pay spectrum is), give them some say in their future with Gables...when they request a change, take it seriously - they are asking because they are unhappy.

    Regional management - offices are cozy and it can be very difficult to get help when needed.

    Invest and speak with your employees that aren't managers. They have a lot to say.

    Pros

    It feels like a family. You know that you can turn to your fellow associates and they will be there for support. They really care about customer service and putting a great product on the market.

    Cons

    Higher level positions are stressful. There is a huge workload but somehow it all gets done.

    Advice to ManagementAdvice

    Remember when giving new initiatives that the people on the ground have to execute. I think at times upper management loses sight of what it is like to be on the front lines of customer service.

    Pros

    High standards for maintenance and makereadies. Good product to lease.

    Cons

    Management/corporate will knowingly turn a blind eye to subpar, toxic employees. You have to REALLY try to get fired.

    Advice to ManagementAdvice

    If an employee has a reputation for creating a hostile work environment, take notice instead of saying, "...well, they've been with the company __ years...". It will cost you employees who actually want to do a good job.

    Pros

    They promote a lot of community service and contribute one day per year where all the associates volunteer to a local cause. They are very tech savvy and have many systems in place that make day to day operations more streamlined and efficient.

    Cons

    While they have a great training program there is no support coming from upper management. A certain level of mentoring and guidance is necessary for associates to stay on track and acheive their goals and this has been servely missed the in the past year. There is a trend with new management and associates are dropping like flies. It appears that the changes taking place have only the company in mind with no foresight as to how associates may react. There's nothing worse than having a boss who second guesses your every decision and has no faith in your proven capabilities.

    Advice to ManagementAdvice

    Take the annual evaluation further by actually revisiting quarterly. It's nice to have a review that progresses throughout the year. If my supervisor is dissatified with my output I'd like to know about it sooner rather than later. Also if expectations are to change, tell the associates first so they have time to adjust.

    Pros

    Training is great, there are alot of classes offered and you learn alot, but they need to provide more mentors to work with you one on one when you start instead they tend to just put you out there and you sink or swim.

    Cons

    You grow with who you know!! They will bypass good people and promote or transfer their "favorites" to better or larger propertries regardless of how well they can do the job

    Everyone wants to grow within a good company, in order to have less turnover take into consideration what people are really saying out there, read the reviews and suveys of past and present employees and promote from within but only those that know how to do the job.
