  • Non aggressive work environment, great training classes, decent pay and stable bonus structure (in 8 reviews)

    I worked at Gables Residential full-time (more than 3 years)

    Pros

    Amazing benefits including a 6 week sabatical after 10 years, great health and life insurance. Great pay and bonuses. Training is good. Vacation is average but increases with tenure. Great company culture; company events several times a year including a community service event where you get paid to help the needy. Great company for diversity too.

    Cons

    It is such a great company that no one leaves. In my opinion, the company is not growing as much or as fast as other companies in the same industry. This leaves little room for advancement, especially if you are located on site.

    Advice to ManagementAdvice

    Invest in growing the company and gaining more properties in all areas of the United States. Gables seems to focus growth only in certain markets such as South Florida and Atlanta, and is still not a lot of growth. I would recommend hiring someone or creating a department that focuses only on acquiring assets.

    Pros

    Yearly award shows where teams and individuals are given cash prizes. Honest dedication to customer satisfaction. The company really does want it's residents to be happy. An additional Six weeks paid vacation at the ten year and each following five years. Lots of training either in class out online. The ability the advance to management or corporate if you want and are willing to put in just a little more effort.

    Cons

    The leasing industry is just that. The focus is to rent apartments, so if you are not into sales then this isn't the job for you. They do a good job of meeting residents maintenance requests and handling issues, but if you're trying to make the world a better place....don't go into sales.
    The hours...Most communities close at six. It sucks getting home around 630 or 7

    Advice to ManagementAdvice

    The initial base salaries of your employees is decent, but rise beyond just what the industry is doing. The Gables mission of "Taking care of the way people live" is innovative, but its focus on the bottom line like makes it like every other property management company.
    Increase your base pay by $5 an hour. Most leasing professionals in the industry start around $14. If Gables wants to be true to its values then increase your salary and staffing.

    I love Gables' company culture. It feels like more of a family than a company.

    Cons

    This is a pro AND a con....employees tend to stick around for a long time, which makes upward mobility sometimes difficult.

    Commission structure.
    Great Benefits
    Teamwork encouraged
    easy to reach upper management
    strong corporate offices/ team
    Ample training to prepare you for the industry and various positions a within it.

    Cons

    Your experience really depends on the manager you have. It seems like it's more important to be a buddy than it is to be a hard worker. It can be very frustrating. The Pay for the work is also low for the industry and (positive and negative) moving up in the corporate structure can be tough since there are so many long termers.

    Advice to ManagementAdvice

    There's a lot of leasing competition out there. Dont lose your solid people that you have trained to someone paying more. And managers, focus on who's doing the work, not on cronyism. (Although this can be pretty typical of the industry) ..And as always, positive reinforcement goes a long time way.

    Nice properties. Decent bonus structure.

    Cons

    Gables is the absolute worst property management company to work for. Upper management ( Vice Presidents and Regional Managers) act as if they care about their employees but they do not. They ignore the hard work that is done and look for reasons to fire people. And if an owner is really fond of an employee that yells, screams, and verbally assaults their co-workers, they turn a blind eye. It's a disgusting company and hope that they lose every management contract that they have.

    Advice to ManagementAdvice

    Get rid of you complaint hotline. It's a joke. If you are not going to really investigate a complaint, then your wasting everyone's time and causing conflict on site. Gables DOES NOT take care of the way their employees live. Too bad they weren't boughy out. Maybe next time.

    Pros

    I enjoyed all of my co - workers and the property I was at. I built close relationships with the people I worked around and enjoyed being at work everyday.

    Cons

    Having to work every weekend was very difficult - I don't feel as though they cared about your work/life balance
