    Pros

Employees are very helpful in the learning process. There is room to grow within the company. Monthly bonuses are not hard to get.

    Cons

People yell and scream at you over the phone. You are micromanaged. Phone time is everything, if you are not on the phone, you are not being productive.

    Advice to ManagementAdvice

Phone time is not a good measurement for performance. If people meet their goals, get off their case. Automated calling system is a joke. It does not take into consideration the specifics of each case.

    Pros

This is a large, stable company with good benefits.

    Cons

Your experience is entirely dependent on your immediate supervisor. The odds are stacked against the employee, and upper management simply rubber stamps the supervisor's actions.

    Advice to ManagementAdvice

Set up checks and balances so employees are not at the mercy of mid level supervisors and their petty cliques. In addition, provide supervisors with intensive training and coaching for their roles. Doing an excellent job and being promoted is wonderful, but that's no guarantee this person will be an adequate (much less superior) supervisor.

    Pros

They have very competitive pay and benefits. The soda machines only cost $0.25! Amazing

    Cons

They suck so bad. No one knows what they are doing. This company is like a mom and pop company only they have over 2 million loans. All the systems are home grown so the longer you stay, the less likely you are to ever find another job. You can't take the "skills" you learn any where. This company is in a never ending spiral of back log and catch up work. The management doesn't need to know anything about mortgage to be hired. If you have managed a goat farm, they will take you any way. Don't even know what mortgage mean? Hired! There is also a lot of favoritism and the only way you can get ahead is to become BFFs with the AVP. No matter your experience or education, you'll only advance if you are a brown noser. The corporate ladder is seriously broken and can be bypassed if you're liked, but used as an excuse to hold you back if you're not a favorite.

    Advice to ManagementAdvice

Upper management needs to stop showing favoritism, stop being so full of themselves and learn some professionalism.

    Pros

There is nothing to gain from working at Green Tree other than low self esteem, gray hair, and ulcers.

    Cons

There are so many layers of Vice Presidents it is amazing that anything ever gets done. Anything below an Assistant VP (Directors, Managers, Supervisors) has no authority whatsoever over personnel decisions, budgets, goals, or even day to day operations yet are held fully accountable. The level of micromanagement borders on obscene. Priorities change almost daily, and projects are never completed, leading to a vicious circle of incompetence that never really improves. Cronyism is commonplace; this leads to individuals completely out of line management having more authority than higher level management positions. Many employees and a lot of management are tenured; there are many managers and supervisors in positions that they have no business being in and are only there as a result of their time spent with the company. Employees are largely treated as commodities, and new hire positions are traded almost like baseball cards between VPs.

    Advice to ManagementAdvice

Honestly, there's no hope for improvement short of a complete gutting of the middle layers (AVP down) of management and starting over. But first a paradigm shift has to occur at the upper levels of the organization. Allow time for the company to adapt to what it has become and to create/enhance a supporting infrastructure of technology, tools, knowledge, and employees before moving on to the next big portfolio purchase. Slapping bandaids on systems and processes is not sustainable.
