    Pros

    Lots of ways to engage with company, Elite Leasing program ranks your sales with the company Fun atmosphere- depends on your manager Regional manager is always resolution available

    Cons

    Tension between maintenance and office staff Lack of communication with top management Downsizing property abailability, which leads to less change for promotion

    Advice to Management

    Care me about the growth of employees. Seemed like they just want to hire you and have you stay in that position for years. My coworker was a leasing agent for 5 years before she got promoted, and it was only my because her property was sold.

    I worked at Holland Residential full-time (More than a year)

    Pros

    Used to have a good name in the industry. Good commissions and bonus/time off.

    Cons

    A harsh corporate environment, upper management has little experience and is overwhelmed with their job requirements, a company culture that thrives on clicks and the "in crowd" to be promoted. If you don't fit in their tiny little box, forget it. Key players in the company have been let go or resigned. Holland is unstable right now, to say the least.

    Advice to Management

    Take an honest look at where your company is heading. I know the rental market is booming and you want to take advantage, but you are chewing up and spitting people out like they are disposable pieces of trash. The judgements you make are un-calculated and unfair, and are making a very bad reputation. Mr. Holland, I hope this is what you wanted because it will come full circle.

    I have been working at Holland Residential full-time

    Pros

    - Company values and mission are great. - Corporate really wants you to have fun at work. - Softball team is great. - For the most part, people work really great as a team. - There is a great work life balance here.

    Cons

    - Some property managers are weak, and drowning. - A lot of disconnect from corporate to property, for example it is usually about easy stuff like dress code, there is no continuity. - It is difficult to advance, people have to wait years and years.

    Advice to Management

    A yearly employee survey would be greatly beneficial to management to get an understanding of what employees on the ground are struggling with.

    Pros

    Building nice properties and have decent benefits

    Cons

    I have worked for this company for 3 years now and was proud to tell everyone but don't feel that way any longer. The new leadership is not good. Led by a used car salesman with old ideas and loves talking about himself. The new leadership is rude and inexperienced and very political. If they do not like you, you will not be promoted. I had so much respect for the old management and probably going to start looking for another job. This culture that has been created does not feel like a family. It is also sad that the owner is allowing this to happen especially when he worked so hard at building a great family culture. It is very sad to see. :(

    Advice to Management

    Look at the management in place and really decide if this is helping the company be one that people really want to work for.

    Paid time off and holiday pay

    Cons

    Many corporate changes and little to no communication unless you've made an error, especially for non new construction properties. But just to communicate changes or appreciation, don't expect this to happen.

    Listen to your people because you need them.

    Commission is great if you can sell!

    Cons

    Benefits are not good and very expensive. Very underpaid compared to other companies. High turnover of staff.

    Advice to Management

    Treat everyone the same! Some people who are best friends with the RM get all the opportunities and it's very obvious.

    I have been working at Holland Residential full-time (More than a year)

    Pros

    This is just a job, I really do not have very many pro comments to say. I was promised this was a good company and that does not seem to be the case.

    Cons

    The short time that I have been with this company shows me that they reward mediocrity and show that it's easier to get a head by kissing up then actually doing your work. This company also needs to understand if something is reported to HR that means it is being reported in confidence and not told to every associate until it get's back to you. Holland once had a great name in the industry as being one of the most employee friendly companies to work for, it is now missing that mark by leaps a bounds. The middle leadership needs to learn how LEAD, Holland needs to promote or hire qualified people and not understand that what people see from leadership is completely negative with all of the changes. Last thing if a resident gives a bad review does that not warrant a response? I sure hope this review makes all of Holland take a good look at how they treat their people.

    Advice to Management

    It's the apartment industry, stop trying to make it into the car dealership industry. Your onsite staff are what make Holland who they are and the key to the companies success. Your people are your greatest asset not the properties. Stop hiring unqualified people for middle management, and stop a look at who is REALLY doing the work and who is REALLY KISSING up, upper management you are already at the top, you do not need anyone to stroke your ego's!

    I have been working at Holland Residential (More than a year)

    Pros

    -There are a lot of wonderful people in this company that I've had the pleasure of working with over the several years that I've been here. -Having worked in a few different positions, it's been great to see the 'ins and outs' from very different perspectives. -Wages are fair and bonus potential is ridiculous.

    Cons

    -The company has grown very drastically in a short period of time, perhaps too quickly and has seemingly overnight lost touch a bit with some of it's core values. -The atmosphere within in the company has changed 180 degrees. There's no more 'fun' (one of the core values) to be had. -It seems that everyone is always pointing the finger at someone else and you're always walking around on egg shells while looking over your shoulder. -As a whole, people don't seem to feel the need to take responsibility, because they're not held responsible. -Too many "thankless" positions.

    Advice to Management

    Take better care of your employees. Think outside the box to find a way to give recognition for your employees when they do something right, instead of only acknowledging when they do something wrong. However, when something is wrong, it needs to be addressed and handled accordingly. There's too much "sweeping under the rug and looking the other way" because it's easier or because someone has been with the company for so long that they've garnered some kind on immunity to corrective steps. The 'right' way is not always the 'easy' way. Bring the fun back, or let's just find new core value for that slot. At least then we know what we're signed up for.

    Lack of appreciation for employees and too much office politics involved. No leadership to treat everyone equal.

    Treat all employees the same and treat them like you appreciate them.

    Pros

    Strong corporate team that works closely with the field team. There are a lot of opportunities to help each other and collaborate if you need help.

    Cons

    The work gets to be really repetitive monthly, but if you like having structured responsibilities, then you will enjoy working here.

    Advice to Management

    Continue working closely with the team and listen to suggestions from all levels.
