    IMT Residential is the type of company that if work hard no matter who you are, you will be appreciated!

    Sometimes it takes time for upper management to realize what they have, and what they don't have but most corporation have the same issue.

    Pros

    The benefits are good, they're people oriented and they treat there employees well. The training team is amazing and corporate is great to work with.

    Cons

    Pay could be better in cities that have a higher cost of living, but overall they're generally pretty fair.

    Pros

    They execute the facade that they are a competent, growing, and unique boutique property management company in style of Riverstone, Monogram and Alliance. It's just a facade....

    Cons

    Somewhere down the road in the evolution of Investors Management Trust RE., maybe about ten years ago or so - somebody told IMT that if they build... and build...and build... and build - that the internal company infrastructure would follow suit; this is anything but the case. They keep up this facade quite well in lieu of the fact that over at corporate nobody knows which end is up; with far too many chiefs and not enough Indians; and a good ole' boy network that would have made Jimmy Hoffa proud. On top of the aforementioned they are unable to keep Regional Managers to save their lives. To say this company has had growing pains is far too generous and negates the company from many of the ethical, interpersonal and logistical downfalls that I saw while I was employed with them. Mind you; I had come from Alliance Residential, which is a well oiled machine of loyalty, integrity and the absolute zero tolerance of workplace politics within not only their individual properties but trickling up all the way to the top. Of course, Alliance is not immune to the normal daily problems and scenarios that face property managers, but they had more effective ways of handling those problems. Alliance has their act in order. IMT does not. The "powers that be" were so completely disconnected from things that occurred at the individual properties that they seemed so taken aback when an employee would make a complaint about things such as; * The CONSTANT begging of corporate to PLEASE provide properties with competent property brochures and floor plan information for us to pass out to Future Residents. * A commission structure that leaves PLENTY to be desired. * Lowering the price of certain Apartment Homes sitting unoccupied for up to 90 days so that they can be rented and that the Leasing Staff can make a living. * Very odd decision making in the layout of the lobbies in most of their brand new properties; leaving far too much wasted space in hallway, corridor and atrium floor area but a Leasing Office that made us feel like sardines. * A Human Resources Department that seems to be in the employee lounge watching soaps all day and not addressing employee concerns. * Hiring and promotion policies that reflect extreme and undiscerning favoritism and that are not rewarding hard work.

    Advice to Management

    Learn from two "particular" (fmr Equity) Regionals who are not with the company anymore - analyze the damage they did to the company while they were there; Go over complaints and grievances from that particular time period with a more humble outlook with with fresh eyes and take a few steps back so that you can take better steps forward. You are not at the top yet. And far from it. Stunning properties alone have not taken you to where you need to be.... Take a few steps back and learn what your competition is doing right to retain employees and what you are doing to lose them - because I saw far too much turn over.

    Pros

    -Family oriented staff -Flexible work schedules -Great communities in great locations, even their C+ communities -Great benefits w/ 401k match, insurance -Comfortable and well decorated offices

    Cons

    -job insecurity -favoritism (inevitable in property management) -little room for career growth -uncompetitive pay -low tier commission structure -"Putting you FIRST", even before G.P.I. -POPCARD!! -Outdate MRI -disgusting make readies

    Advice to Management

    Do not focus so much on customer satisfaction. Instead, focus your attention towards resident relations. There is no need to send a survey to an unqualified potential applicant on how their experience "shopping" was when they are already bitter they did not qualify. Do not focus so much on making existing residents happy, rather, focus on gross potential income. At the end of the day, not everyone will be happy, but everyone needs to pay rent, and most of the country wants to live in Houston now-a-days. Working 1 year (exactly one year) for IMT, I left with a very sweet taste in my mouth. I had a great manager who needs more recognition and the ability to offer higher pay to highly qualified candidates to work her community and make IMT stand higher than any other management company. The leadership is there! They have some of the greatest regionals and managers I had the pleasure of working under.

    Pros

    Staff is typically very professional and skilled but also maintains a fun and friendly attitude. Room for professional and personal growth and development for those who are looking for the opportunities. New properties are being bought in many locations. Corporate is easy to contact, so office and resident problems get resolved in quickly and efficiently.

    Cons

    Corporate will change procedures but not always relay them to the offices in a timely manner.

    Advice to Management

    Offer more paid holidays to compete with other residential companies.

    Pros

    They build nice properties in nice locations.

    Cons

    1.) They use a leasing software called MRI which has an early 2000's interface. EVERYbody else is using Yardi or updated versions of YieldStar. This leasing software is laughable over at IMT competitors. 2.) A BEYOND OBNOXIOUS lead generating system called Pop Card. I can't even begin to describe this irritating, bizarre software which rang ALL DAY an obnoxious 1970's type telephone ring whenever somebody we toured is up for a "follow up" <---- this is of course indicative of IMT's micro management style. We can't blow our noses without the Corporate Office knowing about it. One can't take an extra (well deserved) 5 minutes on your lunch break without a federal case being made. I like to work for employers who give me some gosh darn leeway in order to do my job. 3.) SO. In addition to their bizarre and outdated software one may work long, tedious 10 hour days while someone of your same title is training to be an Assistant Manager (however unqualified). And thinking about working for this company in the summer? Make sure you understand the tour path PRIOR to accepting a job offer. You may be taking all sorts of obstacles in the hot summer sun -- coming back into the leasing office drenched in sweat with blisters on your feet - with of course, no appreciation from corporate. But they'll sure be emailing you mid-day making sure all your i's are dotted and all your t's are crossed - this is in ADDITION to your manager breathing down your neck. They will also be requiring you to sit at "open houses" at some of the smaller properties taking you away from your well deserved commissions at your actual property. When you raise questions about this all heck will break loose. When you address this with Senior Management your concerns will fall on deaf ears. The only way you receive a pleasant work environment is when you know someone at the top. 4.) Yeah that is a good lead in for number 4. At IMT it's all about who you snuggle up to and who came to your wedding which determines all the perks and bennies. Laughable. You should ask in an interview - just for kicks - the promotions process; You'll get the obligatory "oh we love to hire from within and show our employees that we love and care about them..." BALONEY - They'll bring in people over you from other companies to fill Assistant and Manager positions. 5.) Let's just say, by chance, that you don't leave on the best of terms with the company - the last day of your two week notice will be met with a psychological "lesson" of how much they appreciated you. I'll leave it at that.

    Advice to Management

    Perhaps if you took all the attention to detail and fine architecture you build your properties with and invested in employee development, we wouldn't be writing these reviews (Yes I've read a few under me) . I agree with several who felt no matter how hard you worked; the politics got in the way. Bitter? No, truthful.

    Great commission and hourly isn't bad.

    Cons

    Mirco-management, but I guess that can come from the specific manager. Other IMT's seem to be a little more lax.

    Advice to Management

    Allow some wiggle-room for leasing agents to help when approached with resident concerns. Give us the power to solve the problem without asking management every time.

    Pros

    -- They have a lot of good policies in theory. But the policies are fundamentally flawed by this company's politics.

    Cons

    -- You best know the Regional Manager for promotions, a good salary, and for Saturdays off. -- You'll be getting daily harassing emails from the corporate office as to why this isn't done yet or that isn't done yet - whether or not the company actually gives you the tools they are required to in order to do your job. -- You'll be pinned up against one of the Regional Manager's "favorites" but be required to do twice as much work. -- They want to be Alliance Residential but Alliance has a model that IMT just wont follow. -- Thinking about filing a complaint? You'll be met with passive aggressive silence..... -- The politics are so bad you'll feel like you're in high school again...

    Advice to Management

    -- The potential exists, but until the politics stop you wont get there. -- Clean house in HR. They're incompetent. -- You should be embarrassed about the blatant favoritism and conflicts of interest that goes on within your properties.
