    Pros

    Good exposure to complex assets early in your career. Compensation is good.

    Cons

    Working here is a grind. The typical analyst writes twice as many appraisal reports as most appraisers. It is difficult to anticipate when late night and weekends will be necessary, which is often.

    Pros

    San Antonio gets lots of work and charges premium fees due to the excellent reputation of the owner. All work is referral and commercial bank work is not pursued. Very interesting and complex appraisals. Most clients are attorneys.

    Cons

    San Antonio has extremely difficult and rigorous reviews which eat into the revenue for the appraiser. The bonus structure is very convoluted and heavily skewed in management's favor. Each appraiser has do all the printing, binding, and delivery of the reports. Checks are not always prompt. If interviewing, be sure to get all salary and bonus procedures in writing. Great fees but disorganized office makes it difficult to realize a high income.

    Advice to ManagementAdvice

    San Antonio needs to set written guidelines for all office procedures. Add additional senior management that can make decisions when the owner is not available.

    Pros

    Exposure to various fields of appraisal, working with good smart people. Family environment, work life balance is a plus. Once you're on production, little to no supervision and lots of freedom .These are franchises so they vary by location, but my experience with Integra has been great, working with industry experts in a family environment....this is not your cut throat, put your life on hold because you work here type of place. They expect the best, but are realistic when it comes to work/life balance. Appraisal is a difficult enough field as it is, they don't make it harder. Lots of exposure to various property types, great resources, managed by smart p

    Commercial Appraisal is a difficult field to make a living the appraisal fees are shrinking, so once you get on your own (production) you've got to earn your keep. Can be very stressful if you get behind your work or if they run out of work for you

    Great exposure to the best in the Appraisal industry - processes, employees, MAI.
    Good "top shelf" property analysis and appraisals completed by IRR in all markets and for many specialty groups.

    The political side of assignment allocations.

    Help younger staff contribute and assist upper management appraisers in order to create a more concise staff overall.

    Casual environment; learning opportunities; good report writing software

    Cons

    Each office is independently run and managed, a franchise. Therefore benefits are bad and business growth is hindered. Each office is a cult of personality where the director reigns supreme and hr is non-existent.

    Advice to ManagementAdvice

    Corporate office needs to take over some of the things that local offices do such as benefits, or possibly payroll and IT. As it is, all the offices are loosely held together with no sense of company loyalty or identity.

    It's a job with mediocre medical benefits.

    Cons

    The office environment is way too intense for an appraisal office. Being berating for small mistakes is common. It's hands down the most unpleasant office environment I've ever worked in.

    Politics surrounding who gets what assignment; higher fee jobs seemed to go to the same appraisers; lack of recognition, via an increase in commission rate, as the employee gains valuable experience and credentials
