Pros
Great pay. Lots of opportunity for advancement.

Long hours. Disorganized at times.
Advice to Senior Management
Standardize procedures more. Far too many meetings. There is a huge disconnect between purchasing and the studios. National contracts need to be better negotiated.

The strucutured selling training was excellent and by far the best part about the whole experience. Great place to learn if you want to get started in the business.

Long hours go with the job. Management's focus was on gross sales numbers; write the contract and see what sticks.

The system works to a point. You do a great job of training people to sell homes. I understand it is a numbers game but the sales managers and directors need to lead through motivation and inspiration, not intimidation.

be more open to hearing the suggestions of the associates who are actually working with the clients. Stand behind the decisions of your associates and dont always bend in front of the customer

The market is not fantastic right now but KB has made strides in the right direction with branding and marketing to stay ahead of the game. It is hard work but a great place ot work. You have to be passionate about this business to survive with any builder in today's economy.

-Great potential income
-You get a draw check when you have no closings (caps at 10K)
-usualy laid back place to work

You dont get paid any commision up front, so you can starve until closing.
You will not recieve the hot communities to sell in unless your close with the district manager
You will be treated like a child ( it is not uncommon for your DM to call your appointments to make sure your not making them up, then your buyer comes in wondering why your boss was checking on you)
You will be required to attend "Call A Thons" where you drive to corporate with all of your reg cards so they can listen and make sure your actually calling your buyers.
VERY POLITICAL ENVIROMENT
Get used to being the badguy as you watch shady practices be used on buyers (EX: two of your buyers family members get killed in a natural disaster overseas and even though construction has not begun on his home you are told to not give him back his earnest money.)

Quit and let more inteligent people fill your roles.

Stay the course! You've got a plan to make money again, and the worse thing would be to deviate from it at this point.

KB pays well, but they will wring every ounce of life out of you.

Few people get promoted from within, rather the company routinely seeks new personnel from outside the organization

Treat your people more fairly. Learn to develop your people and promote from within. KB has good people who deserve the opportunity.
