Pros
Supervisor or Lead Technician was extremely helpful and informative when handing out projects to complete. Knowledge of what needed to be done on a daily basis was excellent and coordination and repor with the residents was very good. Once shown my abilities, the lead technician let me handle all of the maintenance on the property with the assurance it would be completed in a speedy and timely manner.
Cons
Properties managed were old and needed constant upkeep. Organization of materials and equipment for repair was not condusive to quick and speedy service to customers. Site manager needs to be more involved with the everyday activities which involved the repair and upkeep of the apartments to gain a better understanding of what is done by the maintenacne staff.
Advice to Senior Management
Visit all of the properties and accept feedback from not only site managers but the workers to perform the maintenance tasks on a daily basis.
Pros
It is a good place to build your resume as they tend to promote from within.
Cons
Reports are redundant and a huge waste of time. Favoritism is rampant. You will be pressured to work unpaid over time. Middle management seems more concerned about not making waves than doing excellent work. There is a lot of upper management politics.
Advice to Senior Management
1. Having an executive say to an employee "I'm really just here to learn how to run a real estate company. I don't know what I am doing." is not a good idea.
2. Telling your employees that you will be taking money from the profitable core property management side to prop up a failing construction side, and then laying-off and cutting staff from property management is not a good way to make employees feel valued.
3.While standing in a room of people who are paying the price for the decision, a construction executive who comes in and proclaims, "Whoever decided to refurbish this and not just replace it should be kicked off the roof", should first make sure he did not make that decision.
Pros
Legacy does do a good job in keeping up the appearance of the properties.
Cons
If you have a good property manager it makes all the difference between a good place and a bad place to work.
Advice to Senior Management
The required paper work and and reports are redundant and a huge waste of time. Upper management needs to be at the properties more often to really know what's happening.

Beautiful brand new building I was able to manage.
Cons
The most poorly organzied property management company. The communication between corporate and community is non-existant. The complexity of the community I was managing was completely ignored and I was not able to spend the money needed in order to complete the building that construction left behind.
Advice to Senior Management
Get a clue.

To have a job with Benefits and other people to vent to when you are understaffed, unsupported and set up for failure.
Cons
Working for a company that is only skin deep and does not appreciate or recognize anything you do or solutions you bring to the table. Common phrases from Regional Management is...'I don't have time, just get to the point in 25 words or less"...as they roll their eyes at you and twirl their hair. Another common phrase is...'Not my property, not my problem'.
Advice to Senior Management
Get it together! Be realistic. Reality & Time Management are two totally different issues. Property Management cannot be run the same way it was run 25 years ago.
Pros
The onsite managers and staff as a whole are a good bunch of employees.
Cons
The upper management however is narrow minded, beyond reproach and considerably less focused on employee morale than they should be. Employee turnover is extremely high for this company. Unfortunatley, when problems do arise, they are quickly brushed under the rug or dealt with under ethically suspicious circumstances.
Advice to Senior Management
Listen to lower management and onsite personnel when they voice problems or concerns- even if the problem is with a person of higher authority. Upper management can make mistakes and are not always fair or unbiased. I would suggest finding a better way to boost morale than silly, time wasting board games and cheap annual BBQ's that most would be ashamed to call a company event. Good employees just want to do their jobs, be appreciated and go home. Don't keep bad employees just because you like them- not even the really nice embezzlers..... Likewise, don't terminate good employees just because they ruffle a few feathers trying to make Legacy a better company for all.
Pros
No one pays attention to projects or if they ever get completed, so you never really have to work.
Cons
Incomprehensible chart of accounts. Most professionals would take one look at it, laugh and leave.
Advice to Senior Management
You guys run this place like your own personal battleground.
