    Upper Management is contradictory to its vision, values, and directives.

    Pros

    Good ideals, that eventually help low-income people... maybe.

    Cons

    They company takes any opportunity to raise rent on low-income people. This is very bad & why this is NOT a non-profit. It is a for-profit. They want to spend lots of money on expensive IT, to manage to-do lists and budgets, while raising rents on low-income families. Not good.

    Advice to Management

    Walk a mile in the shoes of the people you "serve". Listen to their concerns & act on them. Cut spending and get rid of various people who have had "little kingdoms" for years.

    Pros

    Salaries competitive and the work is challenging . Fantastic mission and commitment of the staff to serve the most needy of our community.

    Cons

    Leadership team creates culture of fear and does not encourage independent thinking. Leadership team gives directive then punishes employees if results are not what was not what they had expected. The moral is dismal amount the rank and file and turnover high .

    Advice to Management

    A honest 360 review is needed, as well as action based on that review to change leadership team a must.

    Pros

    A lot of support from all my superiors and everyone was very capable at their jobs. The company sets out not only to provide great services for their residents but also to their employees. Although I was only part-time I still had vacation and sick days.

    Cons

    The ONLY con I can say is the traveling around the peninsula and South Bay for staff meetings. However, mileage was reimbursed.

    Pros

    if working full time you get good benefits. Some employers are very friendly and approachable. Good working atmosphere unless you are working with picky or mean coworkers. initially, the atmosphere was great and working with other coworkers and the residents but it wears off due to high pressure to do a billion things in a 8 hour day. Good company values, get some free midpen stuff, and make friends.

    Cons

    Management sucks. They hire inexperience managers that don't know how to do there job. They have transitions very often and during these transitions, the company lay people off or force them to work at a different site so that they don't lose their jobs. Lots of turnover and always new faces. They put a lot of pressure on all staff to work hard because the company is understaffed.

    Advice to Management

    Work with your service department for they are the face of the company. Reduce pressure on staff members especially because they are trying hard to manage many properties and residents. Stop laying off people during transitions and only hire IF you are planning on keeping them

    Poor managers , don't know what they r doing, not knowledgeable , weak .No growth

    May seem great in the beginning, everyone really nice and friendly, great rewarding work

    Cons

    Another restructuring, layoffs, hard work for little pay

    Advice to Management

    Value your services department, they are on the front lines making sure residents stay housed and the properties continue to bring in money, dont expect qualified people to transition to new lower positions for less pay

    I worked at MidPen Housing (More than 8 years)

    Pros

    The work itself, not speaking to the corporate culture, is exciting, complicated, and challenging. You will find yourself swept up in the mission. Salaries is competitive with excellent benefits.

    Cons

    Upper management turnover created caucus in the corporation. No guidance or support from the top. Committed employees treated terribly. Difficult and unrewarding work environment.

    The asset of the company is your committed staff.
