Pros
Large real estate marketing company that represents many subdivisions in the Atlanta area. Specializing in new homes, they offer different types of homes to sell ie: Single family, Townhome and Condo's. Agents are allowed to sell outside of their neighborhoods with a 60/40 split. Some nice support staff. When the market turns, they will have subdivisions and inventory so if they get the price right it may be a good place to work again.
Cons
Represents many subdivisions that are overpriced by small scale builders and developers that can "wait out" the market downturn because of investor's strength. They do expect you to work for free without making any pricing adjustments or changing commission rates. The "UP System" offers challenges and a lack of teamwork in neighborhoods. At times you compete with other neighborhoods listed by M&R and who wins depends on the developer's price instead of agents work/skill. Some managers are not good communicators by not returning emails, phone calls or answer the phone at important times. Company has a high turnover rate.
Advice to Senior Management
Take care of the people who work weekends and holidays paying them something to keep the listing you want so badly to retain your market share. To lead and support when times are tough make a company stronger. It will cost you some money but agents are going bankrupt and loosing their own homes. Management should communicate more clearly and keep their word when making promises to agents..
