    Pros

    Good work environment, reward hard work.
    very employer friendly, very professional staff and work place.

    Cons

    long hours, looked down upon by management, slow advancement process but it is possible if the work is put in.

    Pros

    Great place to work, just a bad position to have. Great for accounting, leasing, property management.

    Cons

    Leasing is the life blood of the company. It is difficult to work in any other department as you are essentially at the bottom of the totem pole.

    Pay good employees what they are worth.

    Unfortunately I have no pro's for this company.

    Cons

    Human Resource- does not Employee Handbook
    Property Managers-Work on the buddy system in regards to choosing vendors; owners and tenants suffer.
    Senior Managers-are not involved with the property enough.

    Advice to ManagementAdvice

    Human Resources: Please create an Employee Handbook and revisit the company policy and procedures. The Employee Handbook outlines standard procedures for the company and minimizes misunderstandings. If you all are the heart of the company then reflect such don’t be rude when you receive a complaint from an employee. The Dallas, Texas leadership lacks minority participation this should be increased so that Stream looks like a company that encourages diversity. Implement sensitivity training for all managers as a standard procedure. Key thing to remember is just because someone has a degree does not make them qualified.

    Senior Managers-Please get back to the core principals of the company: Nice, Honest, Smart, and Passionate and stop letting relationships cloud your judgment. Ask the opinion of the onsite staff members in regards to the performance of the Property Manager especially when it's time for his/her review; this should be confidential. Before signing off on contracts call the vendor and ask a few questions to ensure the contract is strictly business and not guided by a relationship. Often the properties receive poor service from vendors because of relationships and as a result the tenants and owners suffer. A good idea would be to randomly check up on the satellite offices without prior notification, doing this will keep staff members on their toes.

    Property Managers-Simply do the right thing! Don’t pass the blame when you make a mistake, don’t bad mouth other managers, and most of all don’t lie. Don’t over emphasize being liked, if you do a great job and are sincere about your efforts then you will be liked anyway. Encourage and do things that will further the development of the staff members who are interested in being promoted. To be a leader of anything you must put yourself at the end of the line and consider the best of and for the team members.
