    To get your business going if you are a new agent

    There is no more Culture within the organization that used to come down to the District level. TheTEAM at the district level is non existent. No meetings, no camaraderie. No direction or assistance at the local office

    It does not matter. their only concern is the PBZ, Powered By Zip model that they sell the technology to other RE firms . We have become a technology company and that is where the money is in their eyes.

    Pros

    It's nice you get leads right away, but they are pretty much all old, cold, reassigned contacts who do not respond to email greetings. For those who are wondering exactly what they do pay, here it is. Qualifying revenue is 80% of the commission (usually 2-3% for each lister/buyer agent), minus 50% until you earn $52k, then it goes to 75% until another peak, then 80%. This sounds low, but you do not have any office, franchise, coffee, or lead fees. My boss claims he made more in 1.5 years at Zip than in 4 years at another broker. They do have good, frequent training. Initial one-week training is all about their website that you use once an agent, not the general website. I love that I can work from home. No floor time, office time, BS time.

    Cons

    Apparently any broker will hire any agent to boost their numbers. I hope this company comes through for me. Their selling point is their software.

    Cons

    Perhaps 10 years ago, Ziprealty was a place a realtor could make money. Now with the existence of Zillow, Trulia, Realtor.com, and Redfin, it is not. When hired Ziprealty ensures you that you will be getting plenty of leads to do business with. This is true, but the problem is people on the website aren't necessarily looking to buy or sell a home, they are mostly browsers that DONT want to hear from you.. I worked the system diligently for 6 months and wasn't able to close a single deal. Ziprealy also takes a big chunk of the commission in exchange for access to the people that are online with them. After a month or two of being there, management then stresses to work your "Sphere of influence". If I had I spear of influence, I would work for another broker that pays a much higher commission. Trust me, if you decide to work here, you will go broke if you don't have money for at least one year. Lastly after being here for a few months, I figured out that out of 65 agents, literally about 4 of them are exceeding 6 figures annually. Also notice that they are constantly hiring because of huge turnover. Zip is also constantly hiring so they can get knew agents to maybe list or sell a home to a friend or relative.

    Advice to ManagementAdvice

    Be honest about the quality of leads you provide your new hires in the interview process and set realistic income expections for the first year, which is you may close 2-4 transactions with giving up a large chunk of commission to Ziprealty.
