Employees pay 10% over cost for merchandise but that amount is not much of a benefit. There are multiple times where I was able to find the same product at a lower cost at Walmart.
prices are high here so the standard employee benefit is still over normal prices, but you can get it taken out of paycheck over time. Some managers give you a better discount but must pay up front.
The employee price for products is higher than most retail prices at big box retailers.

It's definitely a "discount" but even with the employee discount, you're better off getting merchandise at any other retailer. Customers pay double the price of normal retail, you're lucky enough to pay only 25% above normal retail as an employee.
The discount is basically what they buy the furniture at. However, I would not recommend all products there. Some of the couches are flimsy and wear and tear risk is frequent.
