Fath Properties – Why Work For Us?

Fath Properties is a professional real estate company that specializes in owning, rehabilitating and managing quality apartment communities. The current portfolio consists of over 8,000 apartment homes located throughout Ohio, northern Kentucky, Indiana, and Dallas, Texas.

For over 40 years, Fath Properties has been owned and operated by Harry Fath. It is his experience and pride of ownership that sets the foundation for this unique real estate company. With a reputation for honesty and integrity, Fath Properties has survived several down real estate cycles and continues to grow. With over 200 associates dedicated to providing quality service, the future remains very bright.

Welcome to Fath Properties.
We are a family owned and operated business with over 8,200 units on 31 properties. We have over 180 associates who are dedicated to making your stay enjoyable. As with most products or services, you have a wide selection of apartments from which to choose. You need to select an apartment that fits your standards and provides the services and amenities you want.

Thirty years ago as a young lawyer, I bought a 6 unit apartment building and worked very hard at finding out what my customers wanted and what type of customers I wanted. It became clear that good residents wanted a clean, quiet and well maintained place to live. Therefore, in order to give our residents what they wanted we needed rules on cars, balconies, noise and anything that detracts from our good residents peaceful enjoyment of their living. Most apartment communities have many of the same rules and regulations. The biggest difference is that we are committed to enforcing them.

One of our unique policies is the Vehicle Condition Agreement that is part of our Rental Criteria and an Addendum to the Lease Agreement. Amazingly it came from our applicants consistently telling us the first thing they looked at were the cars in the parking lot. If the cars were disabled, heavily dented, rusted, unsightly, they assumed the property was poorly operated and their neighbors would be unacceptable. We understand that your automobile is a personal item and as such is your right to drive whatever you want, however from our research, this is something most good customers requested and we do have the right to provide.

If you truly want a clean, quiet, well-maintained place to live and will abide by the rules, I believe we are your best option. If you do not care and do not wish to follow the rules, then you will not be happy living with us.

As stated, you have many selections from which to choose, we hope you choose us.

Sincerely,
Harry Fath
Fath Properties

We pride ourselves on paying attention to the details and strive to provide a level of service and product that is beyond expectation. It is from this basis that you will find Fath Properties the best value in apartment living. We believe it to the point we Guarantee It.

May 2016 - Celebrating 25 years of BBB Accredidation

Cincinnati, Ohio – Fath Properties is recognized for 25 years of BBB®Accreditation. Bob Winkler, HR Director, accepted an award from BBB on behalf of Fath Properties celebrating the company’s longstanding commitment to the standards of Better Business Bureau Accreditation.

By: Bethany Atchison

“The tremendous growth Fath Properties has experienced in the decades since its founding is the kind we all love to celebrate best – a growth that comes from sheer verve and hard work,” said Jocile Ehrlich, President and CEO of BBB Cincinnati. “For 25 years, BBB has had the pleasure of seeing that growth up close, and we’re proud to acknowledge it today.”

It was some 40 years ago that Harry Fath, a young lawyer, bought a 6-unit apartment building and “worked very hard at finding out what his customers wanted and what type of customers he wanted.” He soon discovered that good residents simply wanted “a clean, quiet, and well-maintained place to live,” and that he was good at providing it.

Good, indeed – today, Fath Properties is a full-service, professional real estate company specializing in “owning, rehabilitating, and managing quality apartment communities” and boasting a portfolio of 30 such communities and nearly 8,000 apartment homes in several states. Bob Winkler, Cincinnati HR Director, glows as he describes the current Fath Properties landscape; his words punctuated only by the occasional glare of light bouncing off of one of the numerous awards that rest on the table behind him.

“Our philosophy has been to provide communities and homes where you love the place you live,” Fath Properties leadership explains, acknowledging that such an environment is born of a “dedicated management team, a commitment to never lowering our standards, and a focus only to provide quality service to quality residents.”

Harry and Linda Fath have long been known for their charitable contributions to local organizations as well as causes that affect the world as a whole. Harry has always said it is the hard working associates of Fath Properties that make his donations possible. Here are just a few highlights of the charitable causes Fath Properties, along with Harry and Linda Fath, have played a role in.

Mercy Ships

Mercy Ships, a global charity, has operated a fleet of hospital ships in developing nations since 1978. Mercy Ships uses hospital ships to transform individuals and serve nations, one at a time. Harry and Linda Fath are committed helping the Mercy Ships organization build a second ship that will further extend the desperately needed services of the Mercy Ships organization. For more information on Mercy Ships, you can visit www.MercyShips.org.

The Lindner Center of HOPE

The Lindner Center of HOPE, located in Mason, Ohio, just north of Cincinnati, is a comprehensive mental health center providing excellent, patient-centered, scientifically-advanced care for individuals suffering with mental illness. Recently, Harry and Linda Fath committed a donation to the center to further their mission. Pictured below are Harry Fath (left), Linda Fath (center) and Dr. Paul Keck (right). Cincinnati Music Hall Renovation

Harry and Linda Fath contributed $800,000 to the renovation and conservation of one of Cincinnati's most majestic structures - Music Hall. The renovations were completed in late 2017 and Music Hall opened once again to rave reviews. Pictured below is Harry Fath at the ribbon cutting ceremony.

Cincinnati Zoo - Gorilla World Expansion

Harry and Linda Fath were not only major contributors to the newly expanded Gorilla World at the Cincinnati Zoo, but Harry was a catalyst in getting the project going. Their major contribution helped to fund and build the new exhibit. The primates' new indoor digs, a greenhouse, have doubled the size of the current exhibit and offer a naturalistic setting, according to zoo representatives. Designed to encourage interaction and healthy behaviors, they'll be augmented by renovated off-exhibit holding and living areas to offer the 11 animals variety in their surroundings. Pictured below are Harry and Linda Fath at the ribbon cutting ceremony along with other photos of the exhibit. For more information on the Cincinnati Zoo, you can visit CincinnatiZoo.org.

Matthew 25: Ministries

Many Fath associates over the course of many years have volunteered with Matthew 25: Ministries for various causes and events. In addition, many of our communities host food drives and other collections for causes Matthew 25: Ministries supports. Most recently, our properties collected items for those effected by Hurricane Harvey and donated them to Matthew 25 which was delivering aid to those in need.

Matthew 25: Ministries is an international humanitarian aid and disaster relief organization helping the poorest of the poor locally, regionally, nationally and internationally regardless of race, creed or political persuasion. By rescuing and reusing products from major corporations and manufacturers, Matthew 25: Ministries provides basic necessities, nutritional supplements, educational materials, micro-enterprise supplies and disaster relief across the US and worldwide. Pictured below are a few associates volunteering at the organization. For more information, you can visit m25m.org.

Santa Shop with Catholic Social Services

Since 2015, Fath Properties has partnered with Catholic Social Services of the Miami Valley based out of Dayton, Ohio, to collect gifts and items for those in need during the Christmas holiday. Over the past three years, with the help of our generous residents and associates, we have been able to brighten the holidays of over 6,000 individuals. For more information on Catholic Social Services, you can visit www.cssmv.org.
