    Positive culture in various levels of adoption in some small pockets
    401(k) match is OK but not great

    Advice to Management

    Keep pushing forward with positively influencing our culture and cultural expectations throughout the company. Be careful about sending mixed messages (e.g., rewarding those who perform well financially but who do not live by our values and culture sends the wrong message). Keep showing the team you care deeply for us by continuing to listen to team member ideas and improving our culture.

    Aimco recently sold their affordable rental building to Related. I did not want to start of with a new company. Aimco recruiters found me a position in a conventional apartment community.

    It's tough working in a affordable building. Under staffed and small budget. Glad Aimco sold their affordablesGet rid of dead weight.

    growth potential, steady pay check, culture and values

    Cons

    growth potential IF you know someone, only care about revenue and not employees happiness, took away incentives, will hold you back for "business needs" and not care about your growth unless it benefits them, barely any support, leadership would rather beat you down rather than train, motivate, and encourage you for success. Culture and values are shoved down your throat but not actually used.

    Advice to Management

    try to focus on the strengths of your employees and build off that to motivate and push towards the ultimate goal of a successful property. Failure is a direct reflection of the leadership. Try to work professionally and not immaturely.

    Pros

    Most departments have great work life balance, casual dress, an annual bonus if you meet your yearly goals, friendly staff, and you even get time to volunteer in your community.

    Cons

    Our department was in a constant state of flux. Managers, Directors, and team mates were always coming and going which made it hard to have set goals to strive towards. They also tend to promote very results driven people, which are not always the best leaders or team mates. They are very budget focused and are always keeping an eye on the bottom line, so you have to really make a compelling case for each project which can be difficult as it slows down the process and makes you feel like you are constantly trying to defend yourself and your projects, instead of focusing on getting projects actually completed.

    Advice to Management

    Focus on leaders that are not only results driven but that also care about their employees, so you actually want to work with them. Trust people to do their jobs a bit more, and help to make it easier for them to do so.

    They pay veryvery well

    Cons

    Very reactive instead of proactive, too little staff per property, still an old boys club, if they like you, you are fine, if you speak up and tell the truth, then they don't want to hear it. Have to work tons of hours, no work life balance, HR partners are a joke.

    Try studying the other REITS to see how they are successful

    Be careful if you don’t make your monthly goal they will treat you like you are worthless... They do the most terrible conversion i’ve seen in my 16 years of experience. If you are not able to close a deal with a prospect regardless if the community does not have availability or specific amenities they blame it on you. Is unbelievable! Every month you need to make your goals if you don’t they will treat you again worthless.. If your goal of the month is 10 and let’s say you did 50 but they are all of them pre lease for the upcoming months you are still worthless.. They will even make you sign a papers that you didn’t make your goal. Managers will come to you and say I only care about this month goals! So no matter how good you do it If is not for this month good luck. They tell you every month from all this number of visits you only close this few. They do this so they can always have an excuse so you don’t ask a raise. They do not pay the same salary to all the agents they don’t care your history experience, I know leasing consultant that earn more than me and they don’t even have experience ! They don’t care using you to do community managers duties but try to ask a raise get ready to feel worthless they always find a way to put a excuse to not be responsible with employees and residents. All that Aimco cares is BS is a way for them to act like they really care but they don’t.

    Pros

    So many Pros... =\
    Positive impacts go unrecognized, but you’re doomed the moment you don't make goal or exceed the budget.
    No credit received for running a property alone, even if you save the company from lawsuits or claims.
    Pay and title remains the same no matter how much you accomplish or go above and beyond your “title” on a daily basis- it’s based on the amount of units the property has.
    Safety hazards take forever to correct; approval needs to go up the chain of command, even for emergencies.

    Cons

    You are accountable for the workload of 3 people with less time to complete- company cuts employee hours, even with an additional workload (overtime not acceptable) just so corporate can make their financial goals to receive their bonuses. Corporate office overworks property staff and pushes to make unreasonable goals so that you forfeit a bonus or receive a pay raise. Soul purpose of this company is to squeeze whatever money they can out of their residents, even if they are senior citizens living on a fixed income, disabled or on a low income rental assistance program. Very cruel...
    Residents nor employees are appreciated; corporate allows employees to work in a hostile environment even after bringing issues to HR & RPM on various occasions. Company only cares about money and how you can bring in more, as in pushing staff to force residents in paying unreasonable additional fees/charges as well as major rent increases. The company tries very hard to look good on the outside with their “AIMCO CARES” program by donating their time, but unfortunately it’s only a coverup for how bad they treat their residents employees.
