I have been working at Asset Campus Housing full-time

    Pros

    Lack of supervision or accountability
So much point less and double work you're almost guaranteed to never have free time
Its so quiet you could hear a pin drop
You'll make no friends whatsoever, unless you end up in a clique
You don't have to work hard at all and you get promoted to SVP

    Cons

    Compensation is low
Benefits are expensive and provide almost no benefit
    No 401k Match
Your supervisor does not care. They typically don't even know when you come and go.
Isolation is the name of the game
    No performance reviews

    Advice to Management

Focus on your bottom people and not your bottom line. Your turn over rate is insane. Find some culture besides Fox news. Make it so people feel they aren't wasting their careers here and everything would improve.

I worked at Asset Campus Housing full-time (More than 5 years)

    Pros

    - Fun community

    - Great coworkers

    Cons

    - Corporate does not do research into what is best for property
    - Too worried about profit to make it easier for property level staff
    - Does not care about property level management and staff
    - Regional Managers appear to have all the power, and many abuses them
    - Seem to live by the "Say no first, yes later" attitude, which restricts properties from doing what they can to improve the environment the residents live in.
    - Old fashioned, not willing to make changes for the better.
    - Claims to be family oriented, but "family" appears to only be corporate level staff and not anyone else under Regional Managers (they treat Regional Managers and above very well though)
-No growth opportunities; many are outside hires, and tend to promote from the outside as well.
    - Ownership and property level management are disconnected because of the lack of connection Regional Managers are able to bring to the table.
    - NO TRAINING. NONE.

    Advice to Management

There is a reason to why all your prized assets are leaving for different company. While ACH discusses a family oriented environment, they seem to only care about corporate level staff, and does not treat their property level staff well at all. Corporate seem to treat property level staff like numbers, which then reflects into how property level management treats their residents, as they receive no training or support from corporate to make wrongs right. Ownership should be more hands-on, and offer incentive for their valued staffs to keep working with ACH. Because of a lack of insight into this and a complete lack of proper training protocol or management of their REGIONAL STAFF, many management staff that can actual offer a lot move on to different companies that either offer better training, growth, benefits, or all of the above.

    Pros

    Holiday pay is a bonus

    Cons

Poor pay, minimal benefits and PTO acrural % is crazy low

    Advice to Management

Give employees 2 weeks PTO, pay better hourly wages and create better benefits. You must take care of the employees. If employees aren't happy they can and will cause tenants to be unhappy. If you take care of them they will take care of you and make sure tenants are happy and things are in tip top shape at the location but when you treat employees like garbage they wont care about tenants and thus they wont care about helping you make money.

    Pros

Staff are friendly and easy to work with

    Cons

    Advice to Management

As much as sales are important this doesn't mean people shouldn't get Holidays off.

    Pros

Fast-paced environment that rarely lets us become bored or complacent. Maintenance and front office personnel collaborate together very well with every single situation. Corporate helps any way they can and our regional is accessible at any time. We are often told "job well done". That is a huge confidence booster, especially when it comes from the big dogs.

    Cons

Health insurance is so expensive, that I'm not able to cover my whole family. If I were to have coverage for employee + family, it would be 672 dollar deduction from every paycheck.

    Advice to Management

Shop around for an affordable family coverage health insurance plan please.
