    Pros

    Pay and bonus structure for managers can be competitive depending on your market. Company is customer-focused, so you have the ability to go the extra mile for your residents.

    Cons

    There is a disconnect in the Southern California portfolio. If you look at other regions, we seem to be having a different experience here. At the regional level, they’ll tell you it’s a gap in Camden culture. Truly, that’s just leadership passing the buck. LA is a tough market, and requires a more hands-on approach. Also, with a high turnover and often times being short-staffed, you don’t get much support, or even recognition as a team for your additional efforts. This is discouraging when you’re giving your all. We had a long stretch where 50% of our team was missing and we kept the community operating smoothly. Still waiting for higher-ups to acknowledge our efforts. A few encouraging words go a long way.

    Moving up is challenging when the ultimate decision makers are out of touch with your operations. With the lack of LA inventory and nothing on the radar in the near or even distant future, you need to be open to other markets (such as OC and San Diego) if you’re looking for growth in California. Otherwise, a REIT with a larger presence in Southern California might be a better fit.

    Advice to Management

    Get to know your on-site teams, especially in the LA region. Company-wide appreciation days are nice, but you’ll never be invested in your employees’ career paths if you don’t acknowledge the individual efforts that are made. Listen to feedback from your on-site teams. You’ve got some great people, and your competitors see that. Be present. Promote and encourage individual growth. Keep your eyes open and acknowledge the talent you have on payroll.

    Good benefits, Good pay, Owners are fair people

    Cons

    Used to be a great but has changed over the last few years, The culture is completely fake now, Management used to make you feel okay for making mistakes as long as you learned from them, now it is just hostile environment, make a mistake and you’d get fired, You get on trouble for meal penalties but you’re expected to help a customer even when clocked out, Favoritism hard working employees don’t get recognition they deserve, but those that your DM likes, You are just a number and replaceable even when top performer, Don’t report the wrongdoing of Managers because you’ll get fired they will retaliate, supervisors managers don’t back you up they are afraid to lose their jobs even when knowing that you’re right.

    Advice to Management

    Talk to your employees, in a private way you’ll get to know what exactly happens, Before letting good employees go, make sure you investigate the reasons, HR doesn’t investigate all false reports or retaliation.
    Make sure that your leader don’t continue braking your own values, Honesty, Integrity.
    Check your records of how many good employees are no longer with the company??
