    Pros

    25% Discount on Apartment
    Flexible work environment depending on your E-VP (unfortunately mine was stuck in the 80's)
    Good corporate outings
    Charismatic & very down to earth CEO

    Cons

    NO Diversity in upper management or Executive team. However there are plenty of blacks in entry-level and associate level positions. The only Black "director" is the director of health & fitness. We're good enough to do the hard work but not good enough to help make decisions. A poorly kept secret around the office that a VP is racist AND sexist... from minorities and non-minorities.
    The benefits went from decent to you're almost better off using Obama-care.
    The great company culture that existed as recent as 2016 has evaporated. People are no longer happy working there.
    Objective and NON-Fact based opinion determines your bonus (or lack there of).

    Advice to Management

    All the things that people loved about Cortland (including me) are all but gone. The growth has suffocated the culture.
    Hire a black person somewhere above the Director level please.
    Take a HARD look at some of your VPs/E-VPs. The good ol' boy network isn't ok anymore.
    When people go to HR about an issue, take it seriously and not sweep it under the rug.

    Focused on associate development. No max on bonuses base on performance. Very metric driven. Family culture. Work hard play hard culture

    Cons

    Not for everyone who lives on base salary and not driven through produce.

    Maintain the culture you have created.

    Pros

    Leaving the company as fast as you can.

    Cons

    Everything. They can't even keep managers around, let alone everyone else. This company is horrible from top to bottom. Their health "insurance" is a high deductible ($3500/ calendar year) fake insurance policy.

    Advice to Management

    They aren't smart enough to take advice.

    Pros

    Knows how to party, employee discount on Cortland properties. Great pay but not for the hours. Lot of free drinks and food.

    Cons

    * new construction team was awful, instead of having a team who has built appts before they hire whoever. The could not manage building a dog house if they tried. Construction they are over there head and even there so called management does not have the right experience to complete a new construction product. My boss was awful and worked almost every weekend ( salary employee) Just awful on the construction side.

    Advice to Management

    Clean house and start over with experienced people.

    Entrepreneurial company that is rapidly growing and providing tremendous value to their residents, associates, and investors. Great benefits, opportunity for growth, promotion, and personal fulfillment as well as a terrific culture. Young company with work hard, play hard mentality.

    Rapid growth means constant change and challenges.

    Opportunity to grow in the industry, learn multi family, opportunity to promote.

    Cons

    Too much, too fast. Poor communication from management, lack of training. Thrown into the fire immediately. Grapevine discussions about late payments to vendors, sub contractors, etc.

    Advice to Management

    Please incorporate training for new employees. Lack of communication from the human resources department and onboarding, led to insurance delays for five months. Lack of explanation of benefits. Thrown to the wolves from day one. Huge disconnection between operations and improvements. Training leads to success.

    Pros

    Talented people, smart people, strong Core values, and a solid commitment to training.

    Cons

    Favoritism, lack of communication, get ahead only when you’re a good self-promoter, innovator of change (but don’t commit the attention to details necessary, or appreciate the people who do deal with the details).

    Advice to Management

    It’s a great company in many ways, but things are brushing up a fine line where the culture will crumble. Executive Leadership needs to spend more time communicating and trying to understand what the other departments do, too much sarcasim and judgement. The lack of communication and understanding causes chaos for everyone else trying to do a good job and deliver results.
