    -Low Pay, and can be hard to get hours as most people are also part-time
    -The changeover period can be very exhausting
    -Not much opportunity for growth

    I worked at DTN Management Company full-time (Less than a year)

    Pros

    -reasonably competitive wages for students
    -sometimes an upstanding team
    -attempts good marketing strategy

    Cons

    --requires an unreasonable amount of tasks to be completed when building your personal growth. --treats resident relations as if there is always a hustle to be made regardless of the circumstances --resident retention is not important because they flood the market in an area --fair housing laws are clearly not as important to anyone as they could/should be --obviously customer and employee turn over rates are unimportant --you will be interviewed to work on one good looking property, but expected to tour and market and drive to eleven other lousy properties. --you will be discouraged to fully disclose anything in a contract --truthfulness seems to be very much a spectrum and accountability is irrelevant.

    Sincerely, I have never worked with so many proud narcissists in my life.

    Advice to Management

    Obviously you're profitable, but I don't believe you're respectable. Your corporate relations seem to be fine, but residential communities should not be aiming to look at lease renewals every single month of their lease and you absolutely should not allow people to tour occupied apartments. Invest in a model on every property, even if you have to hire an agent and disclose that their home must be walk-through ready during business hours to justify that. Every sale I lost was due to the fact that I had integrity and answered inquiries with truthfulness. You can only dress up trash so much...
    The employees were reasonable to work with, but the business model was a joke. Have one or two agents who specialize in each property in a small grouping, work part time to tour those properties only on individual days. Do not hold accountable any one person to market the differences between 12 of your properties in a half mile radius and if you do, for goodness sakes set them each aprt from one another in a caring and thoughtful way. No one knows enough about each property to have pride in all twelve at once. I understand marketing and social media are important leads, but so too is keeping positive word of mouth advantage.
    Focus. Pay better commissions. Host better renewal strategies. Care more about cultivating the team with tools to succeed than documenting how each team member may or may not have kept enough people on the phone longer when they could not even be served by your community for one reason or another. --not to mention how much wasted time is spent on things that don't matter to residents or to prospects, but rather just building the portfolio. Don't hire one person to do it all. Hire several to tailor that experience.

    Pros

    Good place to work with great co workers. I stayed busy, got to meet some new people. Good pay for a part time employee.

    Cons

    Working for long hours. Sometimes had to deal with ridiculous property clean up. Everything else was enjoyable about the job.

    -amazing management
    -opportunities for growth
    -paid per hour and also made commission on each apartment sold
    -fun events with the community

    -learning all the software is hard and you kind of get thrown in there at first but after a while it gets easier

    Pros

    Leadership by VP Dawn Lawless. The owners care for the employee's and the residents. It is a large company but small enough where you can get a hold of the top dogs if you need too.

    Cons

    The Summers are hard work
