I worked at Coldwell Banker Residential Brokerage full-time (More than 3 years)

Pros

The Boulder management is caring as well as very capable and positive. The company wide marketing is the best in the country. Attitude in office is excellent. Their present push is to get experienced higher producing sales people, rather than beginning agents. Their current gain in market share, particularly in the higher priced properties shows that this strategy is working well.

Cons

Their commission schedule is very expensive for the average or below average sales agent.

Advice to Management

Keep up the good work, but also try to keep a mix in the office of high and low producing agents, as this produces a mix of styles, skills and personalities. An office of all "type A' will not be a happy place.

    Pros

    Managers available for advice and contract help. Even senior management will work with agents on issues if needed without making you feel silly for asking. No issue too big or two small. Continuing education in trends and market is strong and helpful to business.

    Cons

    Income is not as reliable as a 9-5 job. It's feast or famine in real estate.

    Continue to support / identify ways to produce consistent income

    Pros

    The company offers training courses and there is no shortage of people you can go to.

    Cons

    Large franchise fee of 6% taken off the top but charged only to agent's side of the commission, so more like 10% additional franchise fee. Large ENO fee of $2300 per year which is the same even if 0 or 1 or 2 or 1000 transactions are done versus paying per transaction. Agents creating a much higher degree of liability pay the same is an agent creating very little liability.
