    I worked at Hines Interests Limited Partnership full-time for more than a year

    Pros

    Customer/Client was great atmosphere and made you feel included even though I was a contracted employee

    Cons

    Management did not help with issues. The person who was running Facilities before Hines took over was VERY reluctant to hand over things and very hard to work with. Management knew this and never stepped in to help until I had a total break down and even then didn't really help. Upper management changed hands many times and wasn't aware of the full issues or if they did know they did not care and just wanted the projects finished.

    Advice to Management

    Make sure that your employees on the front lines have the support that they need. When managers are telling employees that they have been in the hospital with panic/anxiety attacks because of their job means that you might need to look at management. When your employees are coming to you letting you know your issues don't just tell whomever they are having a problem with what they want to hear, take charge of your role and be a manager.

    Pros

    Good benefits, education reimbursement. Good starter company for those with no experience looking to get into the industry, not a long term career move.

    Cons

    Company is not what it proclaims to be, the Socratic idea may be prevalent; however, the implementation is lost by Regional/upper management. No regulation of time spent out of the office by team members, Management speaking badly about others behind closed doors, lack of promotion, promotions awarded only by recommendation of immediate manager (upper management unaware of what actually occurs at the property).

    Advice to Management

    Upper management needs to regulate the managers Hines has designated and hold them accountable. Be aware and involved with your mid-level managers, and the responsibilities they’ve taken and form your own opinion instead of only listening to what you’re being told by their supervisors as it is not accurate. Increase visits and supervision to the property to oversee all team members’ performance.

    Often overworked staff. Upper management sometimes too disconnected to notice staff workload.

    Find incentive programs that don't involve having to prove your worth. Inspire your staff and pay attention to what's on their plate.

    Pros

    Hires under the ideology that an employee that is a good fit with his/her coworkers is more productive than an employee who isn't, no matter what the experience level. This fosters a caring and cooperative environment. Upper executive management has been trying more in the past few years to be as transparent as possible with all properties. Continued education and skill development is a priority; plenty of opportunity for training for all employees. Incredibly smart and innovative coworkers that are always willing to impart knowledge. Idea of the "Hines culture" which fosters good work relationships and rewards those who go the extra mile.

    Cons

    As with most property management companies, pay is not spectacular. Low turnover rate is a blessing and a curse, because new positions in upper management rarely open up, making it somewhat difficult to advance in title. Working in property management is a bit isolating at times.

    Pros

    They challenge you, and reward you accordingly. On the cutting edge of property management, new construction, tenant satisfaction and my specialty, Energy Management.

    Cons

    Not enough face time with upper management, allowing credit due to you to be taken by others. This only happened in one case, at one building, with one person.

    Advice to Management

    Listen, get to know the people at the bottom better, we are the ones that do the work.
