    I worked at KB Home full-time (More than 3 years)

    Pros

    It is a great place to get your foot in the door for new home sales. They often hire people with no direct experience in new home sales. I got along well with all of my fellow sales counselors. Decent training. Have systems and processes for everything.

    Cons

    Income can be less than at other companies because they usually pair up at least two sales counselors to a community. Built to order business model does not allow for many spec homes to be built resulting in lost sales to competitors who have ready to move in homes. Houston division will leave their sales counselors in a community for a while after everything is sold to manage the backlog then move you to a new community that is not ready to start construction for months resulting in high cancellation rates and long periods without closings. Management will often place you in a community really far from where you live.

    Advice to Management

    Pay more attention to what happens on the construction and purchasing side of the business. Competitors are willing to pay the trades more and get better performance from them. Quit rewarding construction supervisors for not meeting their deadlines.

    Pros

    You can make a very good living selling new homes. The company is not satisfied unless they are selling homes which is a good thing for a sales counselor.

    Cons

    If you happen to be located in a slow market, it can take a long time before you start making that good money.

    Advice to Management

    Excellent leadership. Continue to pour into your sales counselors and you will reap the benefits of doing so.

    Pros

    The benefits are good. The staff in the Orlando area was great. Great managers!

    Cons

    The schedule is very demanding. One of the lower paying companies based upon draw against future commissions. The pay outs per sale closed are average at 4K per deal. Also learned the company does not pay each sales counselor equally and does not apply draw equally. Also, not a good fit for everyone. Still would recommend to some.

    Advice to Management

    Don't invest in bad land acquisitions, and don't bury sales counselors in draw due to that bad company decision. That's not a good practice and it severs a sales counselor's ability of future gains. Not very motivating.

    Pros

    Price point of homes is usually competitive in the market, managers are fairly reactive to changes in market to maintain competitive edge. Strong company, was able to weather the downturn in the market and make a comeback, great benefits

    Cons

    Training has slacked off the last 5 years due to the market adjustment, they have been adding more in but it can be a bit of a sink or swim atmosphere sometimes, still running on a bit of a skeleton crew in the office so working in the field there isn't as much support

    Advice to Management

    Provide more opportunity for feedback from employees

    Potential to make six figures. No micromanagement. Your skills determine your income.

    Cons

    Other sales counselors that complain and make excuses for there lack of performance.

    Get rid of negative Nelly's and complainers.

    Pros

    The people are fair and decent. it's a great opportunity. They try hard to do better and improve on processes. So long as you work hard it's pretty laid back.

    Cons

    Some objectives are counterproductive. At time there are conflicting messages. Within construction, they attempt to leverage a hypermasculine, protestant work ethic mantra to get people to stay all hours and work weekends, effectively turning the labor movement on its head.

    Advice to Management

    Continue to recognize the hard work of the staff. You've got some people who work hard and produce but are not recognized, and some who are allowed to skate by.

    Pros

    Salary and benefits are comparable to any other fortune 500 builder.
    Because every things such a mess at the end of their quarter, they will let you spend thousands of dollars on punch crews to complete the homes... never heard of that... but I soon learned why... see below.

    Cons

    - Bonus was less than standard... and after you earn it you have to jump through hoops to get it.
    - Even Flow, NONE, Slam slam slam slam slam those houses. 64 day cycle time on a half million dollar home. Unrealistic.
    -Bottom dollar for the sub-contractors, weak sub-contractor base. I'd never worked for a builder where contractors quit because it was so difficult to get paid. That's sad.
    -How embarrassing is it when you are with a national builder and in line at Home Depot and their Home Depot Credit card is declined because it wasn't paid. That happened to me 3 times.. that should not happen.
    -High turn over rate of employees... most of them quit both field and sales. that revolving door was always spinning.
    -Upper management support, ZERO... their always seem to be a missing link between the field and the main office. and also between the division and the corporate office.
    - Plans, prints and take-off..NEVER, NO NOT EVEN ONCE WERE EVER CORRECT.

    ****** Like I said, I don't think this was KB Home's business plan or errors, more so than it was the division, president, vice president and or their GC qualifier.*********
     If you decide to work with KB Home make sure the division you are applying for is SOLID AND FOUNDED. Do your homework.

    Advice to Management

    Pay attention to the people in the field... if you cant, then find someone who can.
