I worked at Kettler full-time (Less than a year)

    Pros

Loved the residents that I met there. The service techs were awesome as well.

    Cons

Management and upper management plotted to fire me and a coworker. Proof of resident income fraud which management was aware of it and did nothing.

    Advice to Management

Learn to weed the bad managers out and keep the great employees that are eagered to move up in the company.

    Pros

    Great benefits
    Very supportive immediate management
Opportunities to upward growth with the company
Annaul Picnic every summer is fun

    Cons

Not guaranteed time off for holidays.
Pay is decent but could be better for the amount of work done.
Senior Management's goal is to save money but with that, they can cut corners and overload the responsibilities of the Marketing Specialists

    Advice to Management

Hold the Maintenance department more responsible for the cleanliness of the apartments. You should not look to Marketing Specialists to clean toilets at all.

I worked at Kettler full-time (More than 3 years)

    Pros

Some of the best things working there was your co-workers

    Cons

The downside of working at Mettler. Very micromanaging. They have clicks. PM who you there titles as a form of intimidation. There is no teams. Too many chiefs. The work load is crazy low for what they expect. No growth unless you are in the click clubs. PM is don't know there jobs, has no leadership skills or peoples skills. They constantly preach policy but doesn't follow it.

    Advice to Management

Empower your employees and not in an underlining micromanaging way. Employees know when they are being lied too.Know your policy before you speak it to an employee. Pay more than the minimum. VP's, Regionals, PM's all get paid well. Think about your marketing specialist, assistants, and techs. Do your background on the PM you put in place and who work instead of using the team to get things done through them. PM are suppose to interact with residents instead of hiding from them. Understand that everything a PM states to a Regional behind the scenes is not always truthful. Its 2 sides to every story. Stop giving intentional treatment because the manager is insecure. This was by far the worst company to work for. You are making changes in corporate and so many employees are leaving for a reason.Appreaciate, support, motivate and encourage your team and they will stand behind you. Stop being the person(s) who throws the rock and hides his/her hand. This is always happening in your company.

    Pros

Still a growing Company with room for more advancement and training
    Still Building New Properties
Pay is Decent and Healthcare is cool
    Upper Management
Kettler treats there employees like Family

    Cons

There are no really bad cons that I can think of, I've been very lucky to have a great Management Team all the way to Regional Property Manager. I wish raises where a little bit higher.

    Advice to Management

Hire within in the company first before outsourcing.

I have been working at Kettler (More than 3 years)

    Pros

Decent benefits, rental discount, friendly team. They always say there's room for growth.

    Cons

You pretty much work every holiday except Christmas and Thanksgiving. On the Fourth of July you work extended hours 9am-9:30pm. The pay is by far the lowest I've seen for the amount of work that is asked of you and the best part is the commission are just as low. Most of the Managers in Development (Virginia Tech graduates who completed the property management course) get hired fresh out of college with no job experience....best part about these students....some are openly racist and nothing is done about it but of course they start of with a higher pay and all the lower paid leasing consultants who actually know what they're doing who have years of experience are training these MIDs... Don't even get me started on the owners who threaten your job when things aren't exactly the way they want them to be. There's tons of reports. Constantly under staffed. You barely get one weekend off a month. No work life balance. You'll be called and text on your day off.

    Advice to Management

Stop paying leasing so little. Close on major holidays and allow people to be with their family. Start buying and building your own properties so we don't have to deal with disrespectful owners.

I have been working at Kettler full-time (More than a year)

    Pros

Fair benefits, regular hours, interested in change, company growing in numbers.

    Cons

Company growing too fast for upper management to manage. Older upper management, older or outdated principles or points of views. Work load heavy on some sites.

    Advice to Management

Hire more managers or regionals to take on work load. Train well prior to having person start by the Kettler way not the way onsite to establish company cultural. Find meaning in the company mission. Help communities grow. Help your team be the best. Care about the employees do on a daily, not just making the owners happy regardless of the logic.

    Pros

Depends on the Regional but most Property Managers are empowered to make decisions on their assigned property.

    Cons

Upper Management make decisions based on personal opinions and manage from emotions rather than smart business decisions. Also very clicky. They take care of favorites and push out others through lack of support.
