Has anyone invested in a rental property before a primary residence? Any experience with roofstock or REIT? I’m single, 30, and live in LA so a down payment on a decent home would take years

What's been the best investment you've made? Looking into rental properties via roofstock. In the very early stages, still learning about RE investments and whatnot. Need to develop 2nd income stream
I own about 35 units of rental property in the Midwest. It's been a fantastic investment for me and the basis of my future security. The depreciation benefits alone are amazing. If you don't know, there are four sources of wealth from real estate: capital appreciation (driven by rents and cap rates), tax depreciation, cash flow and debt paydown. As far as direct ownership of rentals goes, it's important to figure out what you're good at and have time for, and outsource the rest. I've developed a particular niche where my analytical skills give me an edge over other investors. You can bet your ass I'm not out changing air filters or collecting rents, but I have reliable people who do that.
