I couldn't ask for a better job

This job was one of the best jobs I could have asked for. Once I got the ropes down it was flexible when I needed it to be. I could make as much money as I was willing to put an effort into, and it gave me a lot of experience in sales. My team in Austin was great and composes a lot of my friends that I have. The culture is fantastic and personally changed my mind on the cultures I'm willing to put up with in future jobs. Every step along the way you have peers and management that is trying to help in whatever way you need.
Cons
It's a demanding job that isn't for the weak hearted. If you're actually wanting to be at the top of the leader board then you'll be somewhat "on" all the time, especially when you're just beginning and don't really know what you're doing. But I honestly wouldn't recommend this job to anyone that isn't hungry.

Pros
The Austin team is truly made up of some of the best people I’ve met in my life. There is always someone willing to help out, and agents are constantly sharing deals and collaborating- there is no gatekeeping of information, even though we all work for ourselves. Our team parties are so much fun because we all genuinely enjoy our time together. My coworkers are my best friends outside of work as well. Our CEO, Cassie, is cool as hell, and has made a lot of changes and been very receptive to feedback from agents. She will come visit every so often to hang out, and really wants us to bring any issues to her so we can find a solution. Our marketing genius, Eliza, brings so much to the table and has kept the leads coming through consistently through off seasons. Our property success manager, Zach, is a beast at collaborating with properties to get exclusive deals for our client, and consistently goes above and beyond his job description with no hesitation. Our new market leaders, Anthony, Kennedy, and Lauren all bring a unique perspective to the table, and I’m excited to see them step into their new roles in 2023 :)
Cons
Due to the nature of the job, it’s a bit difficult to unplug, It’s flexible to a degree, but in the Austin market specifically it can be difficult to juggle tours that you are required to be there for and any sort of travel. Other markets that have more properties that pay on just a referral do have more flexibility to travel and work remotely. It’s possible in Austin, but I haven’t personally been able to successfully balance that. My best advice would be have a decent amount of savings coming into this, as it can take a while to perfect your process and make some really good money!

The culture there is amazing, theres a lot of camaraderie, social events, laid back environment, and you can tell that even between leaders managers and agents that everyone's there and more than happy to help with anything! There was complete transparency with the company and how its been doing, constantly working to make things better.
Cons
Towards the end of my time there the Market ( market will always be unpredictable) was in a decline with lower commission rates and less overall availability compared to the year before. As much as I applaud the company for its transparency and attempting to rectify situations there were a lot of constant changes towards the end that became a little confusing and felt a little frantic. The CEO would go between being extremely confident things would pull around and seeming extremely worried that we were in the red for a quarter. There was no in between. The income is very seasonal, if this is your first 1099 job make sure to SAVE SAVE SAVE for taxes, it is unpredictable, you will work 6-7 days a week during busy season, it is near impossible to have a second job to bring in additional needed income and still work this one.

Autonomy, coworkers (if anyone who isn’t a “yes man” is left)
Cons
The CEO will not take advice from seasoned professionals. She will get a poorly thought out idea, overhaul the entire structure of the company for it, try it for 2 months, when it’s not working scrap it and not care who is affected in the process They grew too fast too quickly and spent a lot of money doing it. The money comes from agents hustling. The money agents see from that is not worth it unless you’re someone who is already established prior to the company’s nosedive. I would advise new agents to go elsewhere. The CEO gets on all company zoom meetings and lies. Just because a CEO cusses and seems cool does not mean that they care about you or really anyone but themselves. She is scrambling to save face and for the company to not go under, and the people who are left there after everything that has happened the past year and a half are just people who are only out for themselves too.

Thank you so much for leaving your review and feedback. First and foremost, it is absolutely not lost on us that challenging business decisions have hurt talented people at our organization. While we can assure you that these choices were thoughtfully made under advisory of the board, our executive leadership team, and upper management, we completely own that things have felt unsettled since 2020. In the early days of the pandemic, the apartment market was working in our favor. Revenue was higher than ever, and we jumped at the opportunity to accelerate our growth. Unfortunately, the market took a turn that no one anticipated, and we quickly realized that it was not going to recover in the near future. Like most companies and industries, we were and still are not immune to the challenges of a tough economy. We had to make the incredibly painful call to stop the growth process, focus on maintaining our established markets, and flatten our organization. We know this does not make up for the negative impact these decisions had on our people, but we did it to ensure we would not have to close markets, eliminate positions, or restructure again. We are sorry to hear your experience was not one we strive for Smart City employees, and will reflect on these words with our leaders.

Fun environment Cool CEO Awesome perks IF you can reach the leasing goals (very hard in this market)
Cons
Takes a while for you to start seeing an income which could be discouraging especially for the amount of time you put in. This job is a constant hustle for minimal pay. Not very welcoming unless you already know someone. Very clicky. Managers set you up for failure. Encourage you to take many leads but doesn’t emphasize how each one will affect your closing rate, so when you are left with a bunch of no response you look like you can’t do your job.

As a growing company, you'd think that they would be protective over their product and want things done a certain way. Not the case! Smart City is open to creativity, ideas, and trial and error! I feel excited to come to work knowing I can try new things, find ways to improve the status quo, and let my creativity flourish.

We rely heavily on market trends which can be a hindrance at times. So long as the market is strong, we are EATING.

Amazing Staff, Slow Pay

Management, Team Leads, and literally everyone at Smart City is amazing. They are invested in your life and care about you. This is not a fake review because I don’t lie when I tell you they will 100% fight for you and make sure you’re the best agent you can be.
Cons
They pay is slow. You will not get paid for all the work you’ve done until your client has moved i to their apartment and then you’ll still need to wait until the apartment manager approves move in. It takes a while to start making consistent money. Please make sure you have at LEAST 3-4 months of bills / expenses SAVED UP before you start working here. Don't go on the draw program, you’ll be stuck in debt although its helpful in the meantime!
