    Good benefits and enjoyable co-workers

    Cons

    Managers are incompetent and don't know what they're doing and don't even know how to use the programs. Issues go ignored. The most unprofessional management ever. Alot of neopitism and favoritism. Tend to promote from outside. Very toxic and depressing environment. Work load is tough with unrealistic deadlines you are required to meet. High turnover.

    Advice to Management

    Learn to use the programs so you can actually help yourself and your employees. Focus more on internal growth and development and be more open to new ideas instead of being so defensive. Stop being so rude and blunt and act more professional.

    Pros

    Good people to work with and good benefits.

    Cons

    Pay is very low $12-18/hr.

    Advice to Management

    Pay better to get better professionals. Instead of paying laborer rates $12-18/hr, and then paying thousands of dollars on vendors, who charge well over $100/hr, you can save money by paying actual professionals $25-30/hr and save lots of money on outside vendors doing simple jobs at high rates. Also keeping happier employees with good pay and good benefits that have an actual career. Most properties peak out... around $16-18 while paying vendors over $1000 for work that took them less than 4 hours to complete, but they can't afford to give a decent salary to professionals?

    Good benefits and not always micro-managed

    Cons

    If you are open to working with a slum lord, by all means place your job app now. Everyone may have a different experience so read at your own risk. - Corporate office is catty. They talk about the on-site staff to HR staff and accountants. - This company is highly disorganized. There is a lot of miscommunication from the investors, to corporate, and on-site staff. - Being that this is low-income housing they do... not do enough to support their on-site staff for safety and all other dangerous issues that can occur in this type of setting. - No prioritization - Rude upper management - Entitled corporate team - Regional's don't seem as qualified as they should be run properties. - Property Managers that are hired literally do whatever they want because they get away with it.

    Advice to Management

    Any regional assigned to a property should get to know the staff on-site to see how it is running instead of being all about the investors. Regional's should know their property outside of the numbers. Also, that meeting you have us go to every year is pointless. It is a waste of gas and time. Truly come up with something way more effective to actually benefit a team. Simply, care more about these properties you are... managing and owning. Also, pay your contractors. It is sad when vendors decline to work for you because they hear about how JSCO does not pay people on time. The accounting department does not accept responsibility on their payment faults and will force you to change vendors saying they are bugging them too much about being paid. The moral of the office sites are really sad. You must understand your on-site staff are working in crime ridden areas, exposing them to many issues and that there should be some type of incentives to create some peace for your staff or simply pay these people more. Sincerely, I am so happy I got out because I have my peace of mind.
