Work with incredibly Experienced individuals in the construction industry Has a very non-rigid job structure meaning that your role on the site is what you make of it. Get to spend a lot of time out of the office working with contractors in the field. Ability to really jump right into learning and leading the site in your own way.

Can be burdened by a high amount of work to the amount of time you are compensated for. The Goal between creating a luxury product and efficiently building homes can become muddied and will be conflicting between upper management. Highly stressful environment without a clear path towards improvement and success.

Good to invest in, not to work at

Several project managers have left over the past few years. The company uses inefficient BuildPro to build its homes. BuildPro is a joke. The CMs who are getting low scores are doing in properly. The CMs who are getting high scores are manipulating BuildPro so that it hears what it wants. Because of this subs are paid before work is done. Subs are double paid multiple times (I'm sure we are not catching all the double payments). Regional President rewards those who ignore the corporate rules and punishes those who follow the corporate rules. A few PMs just tell their supervisors what they want to hear. Some PMs tell their supervisors the truth but they are punished. This is no way to run a business. Because the lack of a free flow of information, we miss a lot of things. Many PMs don't speak up and keep their opinions to themselves because they know upper management doesn't care what their opinion is. The work I produced got questioned so many times that it became impossible for me to do my job. I could never get anything done because my boss kept reviewing my work and making comments. Too many people involved with building homes and managing the job. Couldn't get anything done because I had to get approval from 20 different people to do anything. Also multiple changes to models and new homes after we have already built them. They say that their new design is better but homeowners who have already bought told us to leave it the way it was. But Regional and Division president told us to change it even though buyers in contract said no. We recently had a consultant evaluate the company. The company told us things would be different but two days later back to the same old crap. No work life balance. Project Managers are losing powers daily and are just basically paper pushers these days. I feel sorry for the good Project Managers that are still there. I know most of them already have one foot out the door.

The pay, benefits, work life balance, and people
Cons
No room for growth, they choose to hire out side the company even though internally people more qualified applied for X positions. Management is very good at saying one thing, then has no problem emailing you on the side to say not to do things another way. If upper management was a bit better this job would be great for anyone. Some management are better than others, however the ones who make the final calls, ruin it for everyone.

Unfortunately, there aren’t many pros. The pay is okay.
Cons
- benefits are not the best (if you’re married, you have to pay a surcharge — which the company does NOT have to charge) - taking time off is frowned upon - if you’re sick, good luck, they’ll call you anyways - nobody in the company is motivated because of the toxic work culture - “directors” and other upper management are clueless and only care to impress investors in order to keep their jobs - their idea of work culture is a website - if you are looking for a job in the apartment living division, don’t be fooled by the “great places to work” — that’s only for the home division .. the apartment living division is chaotic and will have you going to therapy for how horrible they treat you - if you’re looking for MORE than a job, go elsewhere, toll brothers does the minimum to invest in their talent, they’re cheap and could care less

Management, management and management. Upper management needs to understand the effects of technology on the business they manage. This is 2008 and we do not use pencil and paper anymore. They need to start respecting our jobs more.

Great place to learn that this is not a real career! Go back to the drawing board. You are temporary! They will promise the moon, but all you will end up with is a bad taste in your mouth!

You will never move up the ladder. You will never escape the multiple layers of micro-management. You are a number. Most people last only a few years in the sales department. Again this is not a career. This job is a joke and the people laughing at you are the upper management. Good luck.
