      Working with a resi agent right now on a transaction and want to share some things for resi agents who try to do CRE deals. 1. CRE brokers don’t usually work on the weekends. Most things can wait till Mon. 2. Our offers are LOIs. There is not a set template. 3. Lenders cannot preapprove commercial loans. 4. Ask the CRE broker if you’re unsure. I’d rather have a newer agent than someone who blows up a deal guessing. 5. Sellers do not care about the buyer’s passion. They care about money.

      Seeing a lot of "survival math" on cash-out refis lately. With Treasuries at 4.3% and energy prices climbing, are you using home equity as a lifeline for debt, or sitting on cash for the June IPO window? Feels like the bowl is split… half are playing defense on high-interest debt, the other half are hunting pre-IPO entry multiples before the SpaceX S-1 goes public. Which camp are you in for Q2 Defensive (Refi/Debt) or Offensive (Secondary Market)?

      Just saw this article headline that said that AI is being of massive help for Publicis to win accounts without pitches, and that fifty percent of the reviews Publicis won in the past six months were without a pitch. I'm not subscribed to the publication, so I couldn't read the article, but I wanted to ask over here if anyone has an idea of how exactly this works. Sounds scary and exciting at the same time.

      Currently in 2nd year of a T10 MBA and just got a full time MBB associate/consultant offer. I am interested in a 1 year MPA/MAS degree at a school like Yale/HKS/Princeton and was wondering if they offer 1 year deferrals and what the optics would be for even asking or taking that deferral if offered.       Just had a residential agent call me on the weekend to ask me if our local NAR board has a form for an LOI and then what goes in an LOI. I’m just going to send her a template. Please refer deals out if you don’t know how to do them. You’re saving your time, others time, and protecting your client. It’s much more respectable as well.

      Late PL1 at BCG, got an offer for 300k cash (base + bonus) and 125k LTI annually for 5 years at a PE portco in a random industry. LTI targets seem aggressive but feasible. Reasonable exit op or keep looking? Reporting to the c-suite with a future seat hopefully opening up for me to take.
