Position Details

• We are seeking success-driven, professional, proactive, and dedicated Associates to join our team. Applicants should have three (3) years minimum of commercial real estate brokerage, commercial real estate lending, residential real estate brokerage, commercial real estate insurance sales, or similar experience.
• Associates assist sellers, buyers, landlords, and tenants in meeting their goals with all types of commercial properties.
• He/she must possess an outstanding reputation, work ethic, and character. Successful Associates possess great networking skills, high integrity, a client-focused attitude, and a strong ability to work both independently and as part of a team.
• This is an independent contractor position.
• Specifically, we are seeking Associates for our Martinsburg, WV and Hagerstown, MD offices.

Responsibilities

• Represent commercial real estate sellers, landlords, buyers, and tenants to effectively broker the sale, purchase, and lease of commercial properties.
• Effectively negotiate business terms and conditions for a wide variety of commercial real estate transactions.
• Seek acquisition opportunities, leasing targets, investment prospects, and more!
• Network, develop business, cold call, and be proactive.
• Conduct property tours and explain features of properties.
• Develop pro-formas, market analyses, financial underwriting, analytical data, market comparable reports, letters of intent, and market surveys.
• Locate and broker purchase/lease acquisition of new properties to meet client requirements and timeline.
• Facilitate acquisition, disposition, and lease transactions with an understanding of the client's strategic goals.
• Assist clients in reviewing financials, projections, and commercial real estate due diligence.
• Consult with clients to determine most appropriate plans to acquire, sell, or lease real estate.
• Prepare, recommend, and implement commercial real estate negotiation and transaction strategies with an understanding of the client's strategic goals.
• Recommend and facilitate client review and approval of vendor selection and other required resources.
• Make referrals regarding financing, engineering, architectural, legal, accounting, development, and other third-party professionals.
• Coordinate field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of assets, investment opportunities, and more.
• Act as a trusted resource in negotiations between buyers/sellers and landlords/tenants.
• Collaborate with loan officers, attorneys, accountants, developers, clients, brokers, and others to effectively complete transactions.
• Create and maintain relationships with businesses in various industries for future purchases, sales, and leases.

• Master the real estate industry and develop lifelong friendships in the process!

• Maintain high standards of ethics.
• Ensure paperwork is properly completed and files are completely maintained on all transactions.

Qualifications/Experience

• 2+ years of commercial real estate brokerage, management, lending, insurance, or similar experience.
• Bachelor's degree (BA/BS) from four-year college or university.
• Strong sales, marketing, negotiation, documentation, organization, and communication skills.
• High comfort level with cold calling and proactive prospecting.
• High level of professionalism.
• Must work well in a team environment and independently.
• Acute knowledge of the regional and local markets.
• Understand how to review, analyze, and interpret financial statements and projections.
• Advanced knowledge of financial terms and principles. Ability to conduct advanced financial analyses.
• Excellent written, verbal, and digital communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

Pay: $40,000.00 - $350,000.00 per year
