Our company oversees all aspects of multifamily residential development, an expert in construction, development, and design and specializes in moderate rehabilitation of affordable apartment buildings nationally.
We are seeking a driven, detail-oriented Project Manager to join our Construction Management Team on our Affordable Housing Project in East Harlem, NYC.
GENERAL RESPONSIBILITIES
- Ability to read, review and understand project drawings and specifications
- Oversee and monitor work progress
- Manage project superintendent, assistant project manager and project engineer
- Coordinate between ownership, facilities and GC
- Conduct subcontractor kickoff meetings, establish expectations
- Manage all subcontractors, anticipate needs, take action
- Record, develop and maintain meeting minutes from all meetings
- Develop, monitor, track, update open items list and hot list
- Manage the Quality Assurance/Quality Control (QA/QC) program
- Manage and oversee field operation and engineering processes / procedures
ACCOUNTING RESPONSIBILITIES
- Receive all subcontractor requisitions and distribute to appropriate mgt staff
- Review subcontractor requisitions
- Mark up bank req and perform bank walk thru
- Manage budget and financial reporting, interpret and analyze reports to ensure adherence to project budget
- Work with accounting department to initiate the requisition process and follow up to ensure payment is received in a timely manner
CONSTRUCTION ADMINISTRATION RESPONSIBILTIES
- Coordinate and work with assigned construction admin to prioritize and administer contract
- Prepare, issue and track subcontractor contract requests
- Issue, track, review, close and distribute RFIs
- Receive, review, approve and distribute submittals/shop drawings
- Prepare all owner and sub change orders
- Understand and administer MDG's contract and subcontract agreements.
- Understand, comply and advise others on MDG's business ethics and compliance programs
EXPEDITING RESPONSIBILITIES
- Track permits
- Coordinate and track inspections and log
- Work within house expeditor to establish needs, priorities and path for successful filing, execution and sign off process
- Obtain project sign offs from DOB
LEADERSHIP RESPONSIBILITIES - Along with the Sr. PM:
- Lead in the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of employee performance appraisals.
- Manage and develop assigned staff toward maximum job performance and career potential.
- Develop and improve upon assigned client relationships fostering a “trusted advisor” status.
- Provide leadership to positively influence change.
- Foster and enhance architect, subcontractor and vendor relations.
- Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.
- Demonstrate high standard of personal; accountability and integrity. Mentor staff to the same high standards.
PRECONSTRUCTION RESPONSIBILITIES - Along with the Sr. PM:
- Draft trade scopes, review level and scope sub bids and proposals, manage purchasing process
- May work with development team in development of projects in preconstruction phase
- Review IPNAs, drawings, building needs and develop cost data
- Perform constructability review; work with design team to produce biddable construction drawings
- Develop a logistics plan with superintendent for use during construction establishing means to deliver project in an efficient, well planned and coordinated way
PROCUREMENT RESPONSIBILITIES - Along with the Sr. PM:
- Develop and execute the bidding strategy with Procurement executive, including development of project scopes, schedules, leveling, negotiationg and awarding each trade
- Update and maintain ROJ (required on job) schedule in conjunction with timing of project start and construction
RISK MANAGEMENT RESPONSIBILITIES - Along with the Sr. PM:
- Drive competencies to team on requirements for insurance, labor relations, and employee relations.
- Drive enforcement of safety protocols by the project staff.
SCHEDULING RESPONSIBILITIES
- Develop look ahead schedules in conjunction with super
- Develop, conduct and facilitate weekly subcontractor meetings to coordinate and execute project schedule and specific trades
- Establish, update, and communicate the Master Project Schedule and manage its implementation.
- Keep management informed on progress for project and budget through regularly scheduled Operations Review Meetings.
TECHNICAL RESPONSIBILITIES
- Proficient in MS Office Suite - Word, Excel, Outlook, Teams, Project
- Proficient in Procore and take lead in administration of same for specific project
EDUCATION / EXPERIENCE REQUIREMENTS:
- Bachelor's degree in Construction Management/Engineering/ Architecture or related field preferred
- 5+ years related experience.
KNOWLEDGE / SKILLS:
- Strong communications, presentation and personnel management skills in order to effectively interact with clients, subcontractors and/or employees of the organization.
- Computer Skills: Proficient with Microsoft Office; Microsoft Project, and experience with Project Management software Computer Skills: Proficient with Microsoft Office; Microsoft Project and experience with Project Management software preferredSelf-motivated and self-directed
- Organized and able to create multiple timelines, budgets, and schedules
- Knowledge of local, state, and federal building code regulations
- Able to build solid relationships with team members, vendors, and customers

- Detail-oriented, highly organized, self-motivated and ability to prioritize tasks and projects with limited direction and time constraints.

CERTIFICATIONS/LICENSES:
- NYC DOB Construction Superintendent License Preferred
- NYC DOB SST Supervisor Card (62 hrs of training) required
