PRG is excited to announce that we have begun fundraising for PRG Multifamily Fund II, LP. After an extremely successful placement of Fund I capital (projected net IRRs approaching 20%) we have decided to raise a larger fund with the same investment criteria and purpose, that is to buy, build, manage, and renovate well located multifamily properties in the eastern half of the United States. There will be tremendous opportunity over Fund II’s three-year investment period beginning January 1, 2024, as distressed sellers are forced to dispose of their over levered deals due to a combination of overpaying, poor business plan execution, and the utilization of bad third party property management. Our conservative investment approach and extremely hands on property and asset management has put PRG and its investors in a great position to take advantage of this market dislocation. We are pleased to announce the winner of this quarter's "Great People Doing Great Things" award. Congratulations to – Lonnell Turner! Lonnell is the Assistant Maintenance Supervisor at The Reserve at Barry and is known for being the “best team player” and extremely hardworking. Lonnell was nominated because of the leadership he exhibited during the Christmas holiday weekend. Frigid temperatures caused pipes to burst in six apartments. While on-call, Lonnell assisted the affected residents, contacted the appropriate vendors, and kept the on-site team informed every step of the way. Most importantly, Lonnell dealt with this challenging situation with a smile on his face and a great attitude! We appreciate your dedication and hard work!
