Aspen is an outdated, old school and very cheap company that has high demands but will not properly invest money into actually improving communities and work environments for staff. There are high demands for on-site staff with VERY little pay in return, commission structure is a joke. Instead of properly compensating office staff, Aspen will offer $500 tax free for referrals to non-staff while under paying, laying off and creating a toxic work environment for staff for bare minimum compensation. The sad reality is Aspen on-site staff does not even income qualify for their own properties rental pricing. The most frustrating part is there is a major disconnect between on-site staff and home office management with no open door policy to voice the disconnect and what changes should be made to create mentally healthy work environments. Home office only wants to over work staff, with impossible deadlines they call "goals", if you do not meet these goals, you will be micromanaged, your position will be threatened and you will be let go. Aspen expects staff to do outside marketing (will not pay), social media marketing (will not pay) and VIP marketing (will not pay) HIRE for these positions and pay to get marketing and social media done. Under paying leasing staff to execute in each of these areas is insane, especially when there are 6-8 figure individuals getting compensated for these roles that we only receive an email about, low compensation only equals lack of motivation, low energy and mentally exhausted office/leasing staff. If you google the salaries of these positions (marketing and social media) these are 6-8 figure salaries, but instead of compensating the leasing staff to lease, market and manage Aspen's social media, they hound you for not posting on socials and not doing outside marketing when there is no proper compensation. Offer the office staff $500 for marketing and 1% (of lease term) leasing commission structure to motivate staff to take on several roles that was not described in the job description. Craigslist has always had a bad rep for fraud and yet for some reason Aspen thinks its a great way to get traffic but often questions where the unqualified traffic comes from. One size does not fit all, just because craigslist may work for one area, city or property does NOT mean craigslist is a useful tool for all because it is not! What makes Aspen work environment worse is that even during slower months for the entire property management industry, Aspen applies even more pressure but will not change their formula in order to have better qualified traffic. The definition of insanity is doing the same thing over and over...year after year and expecting a different result. Aspen will always attract the same type of unqualified traffic simply because the formula and the process has not changed or updated with the times and competing property management companies. It's 2022 why are we still using filing cabinets and filing folders, there is no innovation with the company. The company will not fix or update the properties cart golf to make for a seamless and more professional tour process, we are driving our own cars and telling tours to drive their cars, that is so tacky and unprofessional on every level but it is Aspen's standard and yet they want 30k more units before 2030? But will not invest in working golf carts to provide a "luxury" tour experience for prospects, it is ridiculous, sad and backwards. There are simpler and smoother ways to do things. Time equals money and yet we spend most of our time, managing Aspen social media, outside begging people to live at our properties and spending hours upon hours doing paperwork for unqualified applicants and filing service request papers. When there is technology in place that allows you to work smarter and not harder resulting in more revenue for the staff and the company. We have to do 1 thing 5 different ways because Aspen will not invest in a platform that allows for a simpler and smoother process to allow for multiple task to be completed faster. The energy Aspen exudes is CHEAP and very low class therefore that is the traffic that is attracted at every property. Energy is like for like, Aspen is cheap therefore the properties attract unqualified traffic in unqualified areas. There is nothing luxury about Aspen. It is as if home office has completely forgotten what it is like working on-site, as if they did not start at leasing on-site and how the lack of management support creates stressful work environments and high turn overs. The benefits are laughable, hourly employees must wait 6 months before any form of benefits are applied, which is truly sad because life STILL happens, life and emergencies are VERY unpredictable so to put a 6 month wait on employee support truly speaks volume of the lack of care and concern for staff. Change the formula, up date the companies process and maybe the company and their properties can attract qualified traffic. Aspen has a goal "30 by 30" adding more units to the portfolio will not be a benefit with the SAME outdated, old school and cheap formula and mentality that the company and upper management exude. Being innovative is the key to success, taking care of your employees is the key to success, giving out the energy you wish to attract is the key to success, spending/investing money properly and removing the cheap mentality is the key to success (fixed/replace the golf carts)...all things that Aspen is not. There are major changes that NEED to happen and it starts with home office management genuinely caring for the on-site staff and asking real questions and listening to the staff without judgement and ridicule. Your office staff KNOWS better than management what is good for the property. One size does NOT fit all, be open, actually LISTEN, be innovative, change the cheap mentality, and research and learn from prop. mgt competitors because they are doing way better than Aspen for a reason, on-site is compensated appropriately and provide benefits and incentives that motivate their staff. Aspen is not 1TEAM as they claim to be Aspen is 3 teams (home office, maintenance and on-site) and favorites. Please do better, takes this information and actually make changes otherwise 30 by 30 is laughable.
