I am typically not one to write a review (I actually never have)....but after I got a notification of "Pace Slave"'s review I felt that maybe I should jump in and let people know that EVERYTHING written is very true. Sad, but true. I was very excited to be hired on. I loved it! Then the company's true colors started coming out as time went on.... -You can be an extremely hard worker, very knowledgeable and experienced, bust your butt from sun up to sun down, make huge improvements and a positive difference on a property, work through your lunches because you take pride and want to succeed in what you do, be a very committed loyal employee...etc...and you DO get noticed. They do acknowledge your successes. But its what goes on behind the scenes that you have no idea. There is a clique that you must be a part of or else you are nothing and completely expendable to the company. -This clique is threatened by the people that come in and have that work ethic. They are nice to your face but really what you don't know is they despise you and look for reasons (that they cannot back up or explain with reason) to get you gone. Not just on-site..but up in the corporate office as well. And unfortunately you won't win. There is an inner circle that somehow can manipulate others to be against you- if you are not in it- there is no telling how long your time with the company will be. -About the clique and inner circle... they tend to be lazy, break the rules, spend most of their time gossiping about others, expect others to do their job and they get credit for it, break Fair Housing right and left...but these are the safe ones. They are untouchable and know it. -Food for thought- -It must be very nice to be with a company for 16 years and be very lucky to always have strong Leasing Agents and Assistant managers to carry 90% of the work load (including YOUR job) and yet you get credit for it. You are the golden child and considered an AMAZING manager. In reality, you have very little knowledge and just plain lucky to have a strong staff that you take all the credit for. -Fair Housing....they drill it in your head and obsess over classes over it, but in reality this company violates it right and left. They KNOW their staff does but they turn their cheek (well, at least to the ones in the clique). Let's see... there is an "Override request form"- this form is if an applicant is denied and you want that decision to be overridden. IE: An applicant was denied for a marijuana charge- well owner was on them for not getting leases- so they overrode it. About 2 weeks later at another people someone was denied for the SAME charge but that one was not overridden. Someone was denied for lack of credit history...another was denied for BAD BAD credit...well the one with BAD BAD credit was overridden but the person with a lack of credit was not. How does this follow fair housing? Just the fact you have a form to override denials is a huge red flag. How about letting some people out of their leases with no penalties but someone else has to pay the reletting and early term fee? I'm confused how this is legal. -On to the shady shady business...there's managers who have a history of being lazy, rude, catty, disrespectful... and if you come in and are a hard worker and know the biz then she wants you gone- and she will make sure she runs you off. But if you are lazy and sit on YouTube all day and score in the 40s on secret shoppers, you're safe. Just keep doing you and you're good. Not a soul says great things about her, she's had numerous complaints, but she's in the clique- she's not going anywhere. -Another manager was under pressure by owners for lack of leases and occupancy dropping- next thing you know shes approving people with NO jobs just to get a quick move-in. Someone else was approved whose "proof of income" (some typed letter saying they make $$ per month) didn't even match what they wrote on their app (including the company that wrote the letter!). They didn't have money to pay the app/admin fee right then so they were allowed to move in and pay later. Someone was denied because of criminal history, so they got their apartment in their son's name- management knew about this. Leases filed away and not even signed. So many people that do not meet the screening criteria requirements but were approved. Corporate was notified that this was going on, nothing happened to that person. They were promoted to a lease-up actually. -An employee that was having many problems with the staff on the property and had a history of inappropriate behavior with the residents wasn't let go...instead they were moved up to the corporate office. Those are the type of employees that are safe...and later on they were allowed to MOVE onto this property, of course that previous behavior picked back up (this is also one of the main people that goes out of their way to get rid of people, good people) Careful! She's nice to your face and acts "buddy buddy" with you. -Anytime this individual from HR sends an email out it is VERY rude. The tone is so disgustingly rude with attitude it makes many employees just cringe. Everyone talks about it. Everyone is just shocked someone from HR acts the way they do..owners are even copied on these emails. She's been there a long time, in the inner circle, she's not going anywhere. *Just beware. If you are one to clock in, clock out (on an old school time card stamp system because they are too cheap to invest in anything else), be a robot, not an overachiever and good at getting in with the inner circle, you'll do great with this company. You could probably have a long term career with them. I now know of 5 people in just the recent summer months that are no longer with the company for reasons stated above. It's too bad a small company entertains/participates in this type of operation, but I know that this does not set them up for success....

Our Corporate team has spent 30+ years building Pace Realty into an “employee valued” company and are very surprised at the level of your discontent. As discussed in orientation sessions for new employees, there are numerous options for an employee to voice any grievance during their tenure regardless if it is about their particular job, their co-workers or their supervisor. Like other companies, Pace Realty has many long term employees; however, no one has the right or privilege to treat an employee unfairly or without respect.
