    Pros

    Good exposure to the market.

    Cons

Must be a self starter - don't expect a handout.

    Advice to Management

Develop younger professionals and don't rely on the upper guys to carry the way.

Great atmosphere, company culture and people! You can really learn a lot.

Very little structure and your success will vary with economy, but that's not the company's fault.

    Advice to Management

Keep on doing what you do and help out the little guys.

    Pros

SVN has a world-class platform that makes it easy to do your job and the focus on collaboration makes it an enjoyable place to work. SVN has an open door policy at the corporate office and they are willing to listen to the front line team members. There is also a strong commitment to diversity which has lead to tremendous growth company wide.

    Cons

The corporate office should create a much more comprehensive training course and every new Associate Advisor should be required to complete a one-year plan. The current training gives you a strong foundation but once you advance past jumpstart most of the training happens at the local level. There is a huge difference of training from office to office. You have some of the best training in the industry at some offices and minimal training in a few offices.

    Advice to Management

Create templates for marketing and prospecting. Please create a quality assurance team. Most managing brokers are great but some aren't good ambassadors of the SVN brand. If an office is producing low numbers have the Quality Assurance team call as a prospective client and see how the process is handled. If the possible send someone in to review daily operations, training programs etc.

I worked at SVN full-time (More than 3 years)

    Pros

SVN provides a solid, sophisticated platform for its franchises. However, the Orange County franchise under utilizes the tools provided them.

    Cons

Offices are franchises and as such there is little oversight by corporate. The Orange County office is as poorly run a company as I have ever seen. Management has little experience, highly combative, and extremely disrespectful. They withhold commissions creating outlandish reasons for doing so when in fact they simply do not have the money to pay. Thousands of dollars in commissions never paid, services repeatedly turned off for non payment.

    Advice to Management

Pay your people what they earn.

    Pros

Dynamic work environment with pretty good co-workers. Good place for a self starter. Great benefits.

    Cons

Executive team can be overly aggressive to employees. Deadlines are often not realistic. Heavy workload. Poor communication on objectives. Not a lot of vertical promotion opportunities.

    Advice to Management

Respect the employees and learn how to communicate with them effectively.

I have been working at SVN (More than 3 years)

    Pros

Excellent, collaborative environment. 45 brokers working in various disciplines (commercial, retail, industrial, multi-family). Very strong, approachable management team willing to assist brokers on professional and personal level. Solid team approach.

    Cons

Support staff is light. The office could use a general marketing person to assist brokers in expanding the marketing efforts of listings. Day to day forms/files should be handled by an admin level employee to allow brokers to focus on transaction activities.

I have been working at SVN (More than 3 years)

    Pros

Great company culture and great colleagues to work with on the national level.
The Sperry Van Ness code of ethics is one of its kind and sets the company appart from all the others.
Great opportunities for self starters and motivated brokers to grow inside a rewarding system.

    Cons

Commission based pay = you kill, you eat!
